Here in Las Vegas...There are actually three types simply put:
You have a Broker who may own the agency by meeting State of NV and financial criteria for operations...They take full responsiblity for all agents.
Broker/Salesperson...they must meet State of NV requirements of college education or years of experience. They do not run operations of the real estate agency.
Then there is the salesperson they have
to meet State of NV requirements. The licensing test for brokers/sales person is the same with the exception of about four more additional questions for the broker.
Simply put...There are no difference of commission income between broker salesperson and salesperson

The list price is where the bank is starting at in Las Vegas. The banks know that there will be multiple offers and the list price will most likely be driven up. I just read an article from the Greater Las Vegas Association of Realtors that Las Vegas Nevada Prices are up 30% from 1 year ago. The price increase is being driven by very low supply and tremendousl demand.

In January, Fannie Mae and Freddie Mac refinanced about 97,600 loans through the Home Affordable Refinance Program (HARP), of which nearly half represented underwater borrowers, the Federal Housing Finance Agency (FHFA) reported Tuesday. thats mean 47% of HARP Refis. for Underwater Borrowers.

Overall, since the program’s inception in 2009, more than 2.2 million loans have been refinanced through HARP. Of those loans, 1.9 million were for primary residences, while about 215,600 were for investment properties.

Each lender is different. You can call your mortgage company and ask for a loan modification.
You will be asked to provide the lender with information like income, current job, expenses and reason for hardship. You will have to qualify for a loan modification.
