There are several communities to choose from with those general parameters. Bollingbrook has several, including Fairways of Augusta, Oak Lawn has Eagle Ridge. Lemont has a few as well.

If you are working with an agent, they should be able to easily pinpoint these areas for you and help you focus on what you specifically need. Homes in this age/price range can be getting ready for various levels of updating, depending on the quality of the original build. Agents don't cost the buyer anything, and will ultimately help you get the fair price and cut down on your stress time!

The property does not currently have homestead exemption. Assuming that the assessment remains the same, a buyer that would occupy the home as primary residence can sign up for homestead exemption on the first $75,000 of assessed value. This typically saves ap $650 per year on property taxes but I can obtain a more accurate estimate of taxes with a suggested sales price. The amenities are abundant, the landscaping is gorgeous, and the location can't be beat. If I had to pick I would recommend Sunset Trace. I'm partial because I have a beautiful home listed in there.

The Lender just wants to keep the Loan on that house, in-house.
Being a Marketing major; I can see both sides of that coin.

Normally, we can see that requirement before we make an offer.
A simple phone call to the Listing Agent can confirm this.
It is not illegal nor unethical. Just a pain in the behind.
As a Buyer's Agent is try to avoid these, for my client's sake; but with a dwindling inventory.....

While I am not a lender, it is my belief that it's generally two years from your discharge date from your bankruptcy before you will be able to obtain a loan.

I am sure some lenders will chime in, but if I were you, I'd spend the time post-bankruptcy to work on rebuilding your credit as high as possible (most lenders require a minimum 640 score) and saving up as much cash as you can before you even consider purchasing a home.

Bankruptcy allows you to start over, save, and get yourself back on your feet. Use the time wisely to plan, budget and enable yourself the optimal lending environment for when you're ready.
