Much of this depends on your home and where it is located. I am currently ditching my old oil burning furnace and going through the Community Powerworks Program. I get rebates and low cost loans to not only put in an electric mini split heat pump, but they will give me a break on insulating my old home as well. I look at the whole picture not just the heat source, but keeping the heat in once it's there.

A short answer to your question would be smart design including placement on the lot, passive solar, attention to the building envelope and much more. As a retrofit I believe an electric heat pump in the way to go. That way you will be ahead of the game when renewable energy is more common. They have been in Asia and Europe for a long time. If you want to get more ideas I suggest you check out the NW Green Home Tour on April 27th in the Seattle Area. It's a free tour where you will get to see these concepts in person. Just look it up online.

Many Manhattan Condo buyers are going green and are willing to pay more for green luxury living. LEED certified homes combine systems that together create a holistically green building that is much more than energy savings. Energy, indoor air quality, water consumption, sustainable sites, landscaped roofs all create an environmentally friendly building.

To receive LEED certificate a building has to earn 26 of 69 points on a scale created by the (LEED) Leadership in Energy and Environmental Design, the country's most popular green benchmark. Certification of silver, gold or platinum can happen up to a year after the building is completed. Green buildings are required to be 14 per cent more efficient than regular building codes dictate.

From Harlem to Battery Park City there are green buildings. Several new developments in Manhattan that have been LEED certified have sold at at higher price per square foot than non green new developments. The Harrison on the Upper West Side, The Brompton and Lucida on the Upper East Side, One Jackson Square in the Meatpacking district in the West Village and The Visionaire in Battery Park area just a few new green condos that have sold at premiums and so are their resales.

In 2008 the NY state legislature approved City tax credits for installing solar panels on homes and businesses - encouraging private property owners to join the growing movement toward the use of renewable power.

Another bill, that passed, allows those who generate renewable power to sell what is unused back to the system, an incentive for individuals and businesses to install technology like solar panels.

I have to be honest with you:(and I am in the land of nature loving tree hugger) a solar system is nice, but in a high dollar market, it is not going to make that much difference when attracting a buyer. I own a system on ,y personal home and I sing its praises, but a 20K-30K system does not get you the same return as that same money put in a remodeled kitchen - just say'n.

We did not "lease" for the issues of maintenance, ambiguous repair and insurance loss issues and my guess is that it would be a complication to have a lease that must be assumed on a system. If you are doing it for yourself and are not planning on selling - go for it. If you want to sell down the line, buy the system and finance it if you must. My opinion for what it is worth!

It will depend on many factors such as the number of stories, age of the hvac system, does it have a swimming pool, type of insulation, etc. There simply isn't an average that can take all these factors into account. Energy efficient windows will make a difference but again, quantifying that is difficult considering all the other factors that might impact the over all efficiency of the home. ... more

Tankless is not always the best and most efficient choice. If you want to be more green, but you also want to save some money, you might look into the newest generation of super-insulated water heaters. They retain 90+% of the heat, and they give tankless water heaters a real run for the money. When you add in the fact that they can be a few thousand dollars cheaper to install, the newst tank water heaters are worth a look.
