Hi Nick:

Depending on how luxury you want your house to be it can vary from $140/SF to $200/SF (Of course it could go way higher the more you want to put into it).

Below is one my listings that I helped my client to find a builder to build it for him.

I have a civil engineering background so please let me know if I can help you in anyway.

I would always be leary of the online calculators no matter what site they are on. There are so many variables in what your payment will be. It depends on loan type, amount down, credit score, taxes on the property, age of the property (for insurance), and more. I have a couple good lenders that I think have really competitive rates and costs. Would you like a recommendation? Call or text me at 5053010694. I'm Matt Templeton with Re/Max Alliance. ... more

Yes it does happen. What you can do is set days and times that they can come backl. Some people need positive re-enforcement when making such a large purchase. Keep in mind a seller sells a house and a buyer buys a home. They want to envision themselves living there and feel like it truly is home for them.

Comparing Jan-April 2012 with Jan-April 2013 data, in the Hickory NC area, 2012 average sold price was approximately, $164,000. 2013 sold prices for the same period is approximately $156,000. That's about a 5% drop year to year.

That said, certain areas are seeing some massive gains in value overall, 20-30% increases year to year. A lot of it will depend on the specific area as well as the type of property.

Dear Dipthi Gajar,
Check out www.greatschools.com and I believe you will see that Pleasanton overall has excellent schools based on their current API test scores. There are some that are slightly better than other but the majority of elementary schools are all rated highly and which school your children will attend will depend on the nearest schools ability to accept your child do to limited class sizes and impacting in some schools and school grade levels. If schools are your primary concern then I would suggest you find a school you like and then make certain they have room for your child and then locate a home in that attendance area.
I hope this helps and should you have additional questions or concerns or wish to discuss housing I would be glad to help
Best wishes for a successful relocation,
Michael

If your wife can qualify with a good credit score and has good income by herself she should be able to qualify by herself, but if she needs help with the income part you should be able to use a co-signer as long as they qualify with a good credit score and a good income. To know for sure I can refer you to a good mortgage lender they can help you with that part of it. Once we get that done I can look for houses in the area that you are looking in purchasing. Give me a call or email me back and I can give you that information to get you started. ... more

Chad Kenning answered:
I have sold bank owned homes for several banks for about six years now. It is common to have a home that is owned by the bank and to have people living there. The process that I would do most of the time is that the bank would offer the people living there something that is called "Cash for Keys". This is where the bank gives the person living there money to leave and not trash the place. Most people take this or they just leave because they know they will get thrown out anyways. Most of the time people will move on when they know the bank is actually doing something now.

I would start by keeping an eye on the property and paying attention to anything that is posted on the property. Usually once an agent is assigned to the property they will post their information.

They key is to gather as much information about the property as you can and keep an eye on it. If you have any further questions please do not hesitate to call me or email me. I hope this made sense.

Rich:

You seem to have been struggling with financing issues for a long time - why not contact a local lender and start getting real answers from them???

You previously mentioned your house was for sale - don't you have an agent? This is one of the great benefits to actually having an experienced real estate person working on your behalf - they can help you find good local people to sit down and talk with, rather than soliciting financial advice online......

Realtors aren't lenders, you need to actually sit down with a lender and go over ALL your options to work out some way to make your situation work - it sounds like you need to speak with a mortgage broker, rather than a bank - a broker with many different lender programs available. If you would like a referral, I am happy to give you a name - Deirdre Petrie, from Towne Bank (they have nine different lenders including Chase and Wells Fargo, who have a myriad of different mortgage products available) and her contact info is below:
