Hi Stephanie - the biggest variable is how much you want to spend and what is affordable to you. We sold in Orange County (coastal) for years and it is a great area for appreciation. Some other areas in Northern Cal - Marin, bay area, etc...are also fantastic. In NY its's anybody's house until contracts are fully executed between buyer and seller. The only other way to protect yourself is to have a sales binder in place which actually acts as a contract when an offer is accepted. Not many people use these in NY.

Houses you find online through the various websites may be A. already under contract/sold, or B. a scam altogether. An agent will be able to search properties directly in real time on the Multiple Listing Service.

If you are just surfing the internet, and racing out to look at addresses you find on various websites on your own - you are going to become extremely frustrated.
