You typify a person "getting on with it" despite your circumstances. Good for you! On the other hand, your fiance's broken lease is the gift that will keep on giving until he goes back and makes amends by settling the debt or paying the judgement. You cannot avoid this without "dooming" yourselves to poor living conditions for years into the future.

I'll assume your question is about proving the bedbugs or roaches were in the apartment when you moved in. If so, make sure you get a "Move-In Inspection" checklist to make note of the bugs and return it to the landlord in the time required. Of course you will keep a copy for yourself, and as an added measure take photos with your phone and email them to yourself to "date stamp" the problem.

Again, your fiance' will have to go back to move forward.

This is a complicated question because it depends on whether or not the Seller has taken "action" in their refusal to sell. Without "action" and 10 days left before close of escrow, no breach of contract has occurred (according to what you have written) and they can easily comply with the terms and conditions of the contract to avoid a breach.

Of course your agent is the best person to comment on the events of your transaction and what your recourse as the Buyer may be. Contact them for the exact answer to your question as it relates to your unique and individual circumstance.

I agree with Kathy and will add an additional point...It seems you would likely want your home to appear in Arizona Multiple Listing Service thereby making it available for sale to hundreds if not thousands of agents searching for properties for their clients. Agents cannot advertise a property in MLS without an offer of cooperating compensation - "cooperating" to mean I will give you a portion of the commission I have negotiated with the Seller to bring a ready, willing, and able Buyer.
