Hello our name is Denise & David Williams, we ar desperately looking for a 2 bdr Appartments/ house. My husband was laid off from both jobs the year we purchased the home. and was able to collect unemployment for only 6 months. that left me to struggle payin all 11 bills. We then hired Lexington Law to represent us for a modification charging us $1500.for there services. The home loan was from PHFA who expressed to us that Lexington Law did not represent or support us properly for the modification, and caused us to loose our home. And now we are out on street looking for somewhere to live. I'm a fulltime employee with bad credit and by the grace of God I thank him a million for allowing me to be here. But life's a struggle in Jesus Name I prey ,I Knw he will see me through this crisis. Amen ... more

1) People can be very particular about countertops, so I would not make that change before putting it on the market unless it is in poor condition. Instead, you can give them an allowance if it becomes a sticking point. They might want to redo the whole kitchen.

2) Yes, paint is the cheapest way to upgrade the look of a house.

3) If it is unsafe, I would fix it. If not, let the new owner decide.

4) Where is the current laundry? If there is not one or it's stuck in the kitchen/basement, this might pay off.

5) Yes. Refinish the floors.

6) Luxury vinyl tile might be a good alternative.

Rent to own is going to be a deal you work out with an individual seller. However, your credit score is good enough to buy a home of your own. FHA loans require a 580 credit score and just 3.5% down. If you're a Veteran VA loans require a 580 score too but no down payment is needed.

I'd contact The Lenders Network, they will help you find a lender that works with low scores.
