Historically speaking, July due to a holiday and family vacations, it is a much slower month than April through June. In your situation, I would strongly advice to list the property mid or early June to attract more potential buyers and still be able to close on or after 7/31. Need more info. Is your home a townhouse? If you have a single family home, then the agent is correct. An appraiser will not consider an "Attached Dwelling" such as a condo or townhome as a valid comp. You need to look at "apples to apples" comps. I'm happy to help you! Keep in mind these sites (Trulia, Zillow, Realtor.com, etc.) are not very reliable for searching for homes for sale. The listings can be very outdated, not to mention the search functionality is severely lacking in many areas. The only way to successfully search for a home is to have a Realtor working for you as a Buyer's Agent. (It doesn't cost you anything to have an agent working for you since we typically get paid by the seller/listing agent).

If you'd like to email me or give me a call, we can discuss what you're looking for. I can create a customized search in BOTH MLSs (did you know there are TWO in the area?) so you'll be sure to get the most comprehensive list of available homes for sale.

Why do you ask? Are you thinking of buying or selling? Keep in mind, Price per SF is not a good way to determine a home's value. It's really only good for new construction purposes. If you think about it, price per SF is really about basic math. Smaller square-foot homes command higher per-square-foot costs. Larger square-foot homes command lower per-square-foot prices. Also, keep in mind that price per SF doesn't take into account things like the home's location, lot size, updates, quality of finishes, views, etc. If you're selling, you really need to talk to a local REALTOR who can do a comparative market analysis (CMA) on your home. If you're a buyer, and interested in a property your Realtor will also do a CMA on any property you're interested in. A CMA looks at apples to apples comps that have recently sold in that particular area. They'll also look at current listings that are active or under contract, as well as listings that were listed, but never sold. All of these elements will help determine "Fair Market Value" -- what a ready willing and able buyer is willing to pay for a home in this market.

Even if you make necessary research, you may not set the right price for your property. And such rental services, like I mentioned in web reference, can help you to handle it.
