Anna is correct, you'll need to speak with a loan officer to get a definite answer. You'll want to make sure you have the buildings financials - income, expenses, etc, when speaking with the loan officer, so they can accurately weight the situation. ... more

Lake Owassa pricing has a wide range. There is currently 4 homes for sale listed on Garden State Mulltiple Listing Service. It ranges from $300,000 for a 3 bedroom with lake views, to $340,000 for a 2 bedroom Lake front home, 3 bedroom custom cape cod for $364,900 across the street from lake w/great views and that same property has a lake access lot 1/4 mile down road for an additional $50,000 which grants full lake and boating priveleges (my listing). There is also another 3 bedroom lake front home offered at $649,000.

Three of these 4 listings are listed with my agency, Realty Executives in Sparta and all 3 will be hosting Open Houses this Sunday between 1 and 4 pm.

The Time line for buying varies t some degree.
First getting preapproved is the first step, use a reputable lender with no surprise fees and ridiculously low rates . Next stpe after doing your mortage aproval process would be to determine the neighborhood/areas you prefer. Once you know how much home you can afford, you can then narrow in the area in which you want want to lie in. Getting final approval from a lender takes about about 45 days from offer acceptance in the real world . It is possbile to get everything done in a 2 month timeframe. Once your offer is accepted, you can plan the other stages of the home purchasing experience.... closing and moving date... and of course the awaited enjoyment
of home ownership!

There really isn't a center of town in Montague. The main business road in Montague is Route 206 and there are stores located sporadically along it. The Shop-Rite is on Route 23 which is probably about 5 miles away from this location. If you go to the entrance of HPCC to the right is a small strip mall but there isn't a town center per say.
