Pay zero attention to the values you see here on this site and other sites like Zillow or even Realtor.com. The ONLY way to get an accurate value of a property is to have a REALTOR give you a FREE comparative market analysis (CMA) or hire an appraiser for $500. Even then appraisals don't necessarily tell you want you could actually sell it for in today's market.

Yeah since the first thing occupants are going to say is
"Prove it" you will be best served to wait to have deed in hand.
I have in the past sent a letter from my group and company urging them to "DO NOTHING" and don't send any money to ANYONE , because property has changed hands and once we are in receipt of ownership documents we will reach out to them, but if they want to contact us prior to feel free to do so. Works very well.
