On real estate websites like Trulia & Zillow, realtors pay monthly advertising fees to promote themselves to buyers. This makes it easy for consumers and owners to sell their homes and use the website for free. Your contact information is there but buyers do have the right to contact a realtor.

What you can do which is a smart move - Google flat fee brokers and pay a small fee to get your listing in the MLS. You will still do all the work involved but at least realtors will know they will get paid if they bring buyers.

Online? That will depend upon the way you learn best. If you can commit to memory what you read, go for it! If you will have difficulty discerning what is of real importance and are a better listener, a classroom is the way to go! Consider the classroom experience also from the perspective of gaining a business partner. Trust me, you will need help in the future even if only on a occasional basis.

Part time? That really depends on your pocketbook. You will incur numerous expenses to become "able" to work, and of course still need to eat; roof and lights aren't bad either (ha,ha)! However many part-time hours you have, make the most of them, cold-calling and doing Open Houses for established agents.

Another thing? This is a tough business Chris. It looks easy. It isn't.

You still have the long hard road of the 2nd mortgage and PMI companies being in agreement on the value and the amount of money they get/payout. Yes I would say 60-90 days from now. As a note I would pay all other bills instead of the mortgage if you have to skip out on something. The shortsale is going to ruin your credit anyway and a late payment on your mortgage will probably help push the lenders to make decisions. Obviously the 1st sounds like they have agreed so if you skip on something I would skip on the 2nd.

That is a very interesting question. By standard deviation, I assume you want to measure the variability of the list price for homes in your geographical area from the “average selling price”. I must ask why you want to know that information. I can assume that you are trying to find a “correct and accurate “ price for a property you are interested in. To find what is an “ accurate” price for the property, I would suggest either a professional appraisal of a technical Comparative Market Analysis (CMA) be done on the property. These type of analysis will be based on actually sold properties adjusted for differences in square footage ,number and type of rooms, any functional obsolesce , major features and amenities , and over-all condition. Then you will have a basis for the price of the property . I believe this detailed analysis on each individual house will provide you with a more accurate answer that merely using a statistical calculation for a “correct” price.
