Have no fear! It isn't hard to sell a home with a pool, especially when it's 3,000 degrees outside in the summer! Just keep it maintained so there aren't any repair issues.

I agree with Kathy and will add an additional point...It seems you would likely want your home to appear in Arizona Multiple Listing Service thereby making it available for sale to hundreds if not thousands of agents searching for properties for their clients. Agents cannot advertise a property in MLS without an offer of cooperating compensation - "cooperating" to mean I will give you a portion of the commission I have negotiated with the Seller to bring a ready, willing, and able Buyer.

Here are my thoughts which is not to be construed as legal advice...The sale of the house will require both of your signatures assuming the two of you are the "orders of record" and both of your names appear on the deed. Can he accept? Yes, but the contract will not be legally binding until both signatures are on the contract.

You mention this is your "ex" friend. I am hoping there is no bad blood between you and you can agree or compromise to and acceptable price and set of terms for the house IF you will not buy out your co-owner's interest.

Seller Warranties are covered in section 5 of the Arizona Residential Resale Purchase Contract. These warranties are limited in part with a property that is sold "As-Is" by addendum, executed at the time of contract.

Yes, there are rules for the scope and limitation of handyman jobs and those requiring a licensed contractor. They exist to protect the general public and can vary (flipper vs. owner occupant).
Since all are law and written in Arizona Revised Statutes, you would do well to contact a real estate attorney for interpretation, explanation, and conversation - what needs to be done and who to do it.

From a standpoint of marketability, the lawful requirement of disclosure, liability and Seller warranties, it may be wise (in my opinion) to hire a general contractor to oversee your project.
