El Maro is a very nice community of homes, and even though it is gated, it isn't a guarded complex. The monthly HOA dues are $350 and recently 2 homes closed escrow in El Maro. The sales prices were $2,850,000 and $3,100,000, although at the moment there isn't an El Maro home listed for sale.

Two of my company's listings in the Town of Paradise Valley closed in May. . .3270 E. Palo Verde Dr. at $1,450,000 & 6149 N. Hogahn Dr. at $970,000, and neither of these were in gated enclaves, but the neighborhoods were excellent ones. There are other gated areas in PV that aren't as pricey as El Maro and if you would like me to forward you some listing descriptions and photos of several current MLS listings, please let me know. Thank you.

The AS-IS is pretty common as the seller typically wont do repairs and neither will the bank in most cases.

Buyer protection is by reviewing the home carefully before writing the offer followed by the proper inspections during an inspection period.

The Arizona Association of Realtor contract frequently used provides a 10 day inspection period in it by default.

Of course your Realtor should be the one answering the question as that person should be the one that knows what you signed or plan to sign.

I think the average Realtor is often out of their element when dealing with high end homes.

Now if we are talking a million dollar home there may not be much difference, but when we get into the Multi Million Dollar home, you need someone who can represent the property properly.

I have sucess with the buyers million dollar homes becasue having been a Regional Director of a fortune 500 company I believe I bring a polished approach and experience that many in the industry just don't have.

Many agents do not do property managment because their firms do not allow it. If you use one of them you will need a separate property management firm. My firm, WEST USA Realty, does both sales and managment. I manage about 50 properties and have lived in the Scottsdale, Arcadia and Paradise Valley area for nearly 40 years. I know the area very well. There are many considerations in buying an investment property and the important thing to realize is that you can't let your emotions get involved when buying investment property. If you don't get one, there will always be another. A great agent won't be pushy and will work with you to find the right property for your individual goals. Including the listing agent doing a CMA for the buyer as this would use public records, same as any other "solid protection" agent, the mortgage, the inspectors, the title company.. These are not just available to every other agent other than the listing agent.. AND since we are all buyers, sellers and dual agents until we make the distinction, if you decide to look at another house.. The listing agent is then the buyer’s agent..

O.k.. the point is this.. go to whom you feel comfortable with and YES, that can be the listing agent. Whatever you need to really know will come out in a home inspection. There is nothing anyone is going to do different to get that house cheaper from the seller.

Gary, the answer lies in the CC&R's, budget and bylaws of the HOA, along with the developer's (assuming its a recent development) appointed reserve funds. The seller has to disclose to the buyer these HOA documents and the buyer can reject the home based on these documents within 5 days (of signing). The buyer can then get their earnest money back within that time frame if its purchased using a standard Arizona Association of Real Estate purchase contract and HOA addendum.

If it is on a builders contract the buyers rights will vary. It is best to work with a competent Realtor who can guide you through this and lookout for your best interests even if you are dealing with a builder. The sales agent at a model home represents the builder, not the buyer.

I could bring you over to see their unit and what they paid to give you an idea about prices in the neighborhoood and the noise. It is a fantastic neighborhood and there is a guard at the gate 24 hours, so it is very secure. You are allowed to use the pool and spa that are heated year round, you can order room service from the Camelback Inn and when you are at the resort/restaurant/bar, you can have a tab in your name and you will get a bill sent to you monthly. ... more

Is it a short sale property? If so the reason could possibly be when the listing agent was submitting the short sale package lowered the price so it would reflect on the plano. Then it looks like to the bank that the offer is more then the asking price. Also when the bpo is being done the agent doing the bpo says "hey the buyer is paying more then the list price." The bpo gets done at the purchase price. Just a thought.

P.S.
Why would the lender request a price adjustment? If your willing to pay the price and it appraises what difference does it make to the lender.

If you want to live in a prestigious area then PV may be the right choice for you. The values in PV have held up relatively well compared to other parts of the valley so you may not get lowest prices per square foot based on the quality of home but if you find a home you like at a price you are comfortable with then you will probably be happy with PV. The Arcadia area in Phoenix may be attractive to you as well. These areas are closer to downtown and freeways than the far North Scottsdale luxury areas which make them attractive to professionals and 2nd home owners who want convenience over the views, golf courses and slightly cooler temps and clearer air in Carefree, Cave Creek and North Scottsdale (North of Pinnacle Peak Rd).

If you want a home that is at a great price now and will hold up well when the market rebounds then you may find better deals the farther north in Scottsdale you go. There are many more distressed properties (bank owned) in the area between Troon North and Desert Mountain than you will find in PV. These areas offer the beauty and appeal of the Sonoran Desert and less traffic and cooler temps than PV which makes it very attractive to second home owners from the midwest and Canada.
