I can also do other types of loans as well.

The best thing to do first is to get a pre approval.

Hi Rubby,

I understand your frustration. We realtors don't like to see listings with just one photo. The reasons for why a home might not have a photo usually are:

1. The home is tenant occupied and the tenant does not want photos taken.
2. They home is very messy inside and interior photos might dissuade a buyer from coming.
3. The home is a foreclosure and the bank agent has not had time to put up the photos yet
4. They agent hasn't had time or did not put the effort into putting up photos.

Hope this helps! Happy hunting and if you need a great agent I would be happy to help you with your search.

Hi Fjbriggs60,

If the mortgage was not delinquent at the time it was awarded to your ex in the divorce, then FHA guidelines do not count the foreclosure so your eligibility would be based on the discharge date of your bankruptcy.

If the mortgage was delinquent prior to being awarded to you ex, you'll have to follow the FHA foreclosure guidelines which require a 3 year wait from when the bank took back the home.

Take a look at the recommendations from some of my past clients on my Trulia profile by clicking the link below my phone number.

Please feel free to contact me for more information or help.

The Best Way to describe this for a buyer is...

You have 15 day "or whatever you agree with the seller"
to do a home inspection or even look for more properties and decide if you want the property or not without penalty!!!

SO you can use this to your advantage if your working with an gent that knows how to work this contract!

Builders have very good incentives at the moment especially before the end of the fiscal year. I have previewed brand new homes with pool priced at 400,000 Dollars. Homes are two story, 3000 sq ft, large lot, tile roof and nice upgrades throughout the home. Feel free to contact me and I will send you complete pictures.

You can also find vacation homes that are Bank owned properties. They are usually in average condition. You can refurbish them in order to make them presentable for a vacation home. Its worth the work as once it is completed, you will have positive equity in the home.

Hope this helps. Thank you
