I have been a Realtor and Property manager in the Orlando market for over 35 years.

To get close to your price target you will need to be on the outskirts of the city and suburbs by quite a bit and they will be older and need work and not much chance for large appreciation. You should plan on $120-$150 to get homes in areas with fewer problems and more appreciation Frank Filippelli Southern Realty 407-448-1042 ... more

Dual agency is forbidden in the state of Florida. However, I recommend seeking the advice of a Real Estate attorney for any legal questions related to your specific situation.

Are you on either the title to the property or the mortgage? If not, then that could explain why the bank won't speak to you, you are not a party to the transaction.

As someone else mentioned, a FL real estate attorney can give you advice as to whether you have any legal claims on the property or not. ... more

I don't believe it is gated. All the roads (from Michigan) I recall seeing/entering into the subdivision from have not been gated.

Hi Clarabelle,

With some basic financial information, a good mortgage professional or lender can answer those questions for you relatively quickly. If you need to be put in touch with someone, let me know. There's no incentive for me other than making sure you work with quality individuals.
And if you end up needing some help finding your Central Florida home, let me know how I can help.

Best of luck.

They would both be good choices, but don't expect to find a lot of gated communities. There are a few, but for the most part these two communities don't have gates. If gates are a must, I'd suggest Eagle Creek, which has the advantage of being right across the street from both Lake Nona Middle and Lake Nona High.
More than happy to help you with the move. I know the area quite well. Click on my picture and read my reviews. Hope to hear from you.

Doesn't sound right. Out of 1600 sales in Orange County in the past 30 days, almost 1100 were for less than list price and less than 200 were for significantly over list and a lot of those were short sales, bank owned, and auctions, so no this is not true of the market overall. Real estate is hyper local, so there can be variation when you get down to neighborhood. ... more

Jennifer De Vivo answered:
Hi Rubby,

I understand your frustration. We realtors don't like to see listings with just one photo. The reasons for why a home might not have a photo usually are:

1. The home is tenant occupied and the tenant does not want photos taken.
2. They home is very messy inside and interior photos might dissuade a buyer from coming.
3. The home is a foreclosure and the bank agent has not had time to put up the photos yet
4. They agent hasn't had time or did not put the effort into putting up photos.

Hope this helps! Happy hunting and if you need a great agent I would be happy to help you with your search.
