Usually there is no smell; however, I've golfed at Ecco and smelled some sulfa/sewer smells on occasion.
However, this complex was built after the new hurricane window regulations; therefore, wind resistent sliding doors will keep the smells out on the few occasions...

Good space, convenient location to everything, if you don't mind developments and similar looking homes.

I have a client who lives in the complex, with two kids, and she loves it there.

Tax rates in Hallandale Beach are a little lower than Hollywood...so are the prices.

If you have a particular building/unit/address you want to check, you can go to the www.bcpa.net website, and there is a tax estimator. Just plug in your purchase price and check the exemptions you might have, and it will give you an estimate, based on an average...however, is you want a more specific estimate, call Lori Parrish's office, and speak to the estimator for that district...he/she can give you a more specific estimate.

One does need to consider the maintenance fees, and the cost of insurance (especially in flood zones) to correctly analyze the true expenses of a property, and the future value, based on market demand, age of the building, the % of defaults, etc. That's why it's always best to get assistance from a professional realtor when you look/consider a property. Remember, even the Chair of For Sale by Owner, had a realtor sell his house.

Well, if you are speaking of South Florida it would be Hallendale in my opinion. I think if it is a matter of cost, the Hallandale real estate market is fairly low priced and there are still condos and co-ops that are almost striclty senior. Some are over-55 buildings, but that restriction has been easing lately.

I am sure there i sa demographic study to find out the scientific data, but I do think that seniors are a large part of the entire landscape in Florida, as many came here years ago before the real estate boom and were able to stay because they own their property outright. Aventura has many seniors, I believe they are just a hgher income bracket of seniors. in Aventura.
I woud be glad to answer in more specific terms if you wanted to know how it specifically relates to real estate, as in an investment stadegy for you as to where to purchase.

As realtorswe are actually not allwed to advise on"legal" type questions, so it may be why no one has answered.
I was under the impression that receivership was for a bankrupt condo, but I could be wrong.
The only suggestion I can offfer is to have a management company handle the work and for a small condo building it my not be a very big expense. I am not certified myself, but the brokers of my compay are and could give you more information on all of your questions. The web-site is below, they would be glad to help.

Hollywood is definitely the best of both worlds. It's pretty much situated on the Miami-Dade/Broward County border, allowing easy access to all that Miami and Ft. Lauderdale has to offer.
Real Estate in Hollywood varies. There are single-family homes in modest communities, high-rise condominiums along Hollywood Beach and luxury estate-type homes in exclusive communities. Either way you look at it, its great to live within minutes of the beach, excellent schools, major thoroughfares, great shopping at Aventura Mall, and fine restaurants like Agentango Grill.
