I am staying with my sick cancer sick mom on Pecos Road and Val Vista in Gilbert Arizona. So far not a one, but we don't have a black lite. And it's an apartment, and mom used to have them spray monthly. We have a big crack in the outside door they could easily get in....but I doubt they would go upstairs to access us. Still it seems they can be here too. Management says they have only seen one in the business center at this complex. One too Many for me !!... more
Back when loan officers could talk to appraiser I had a similar situation and the appraiser explained it like this. the market will tell you when it comes to these things.
In a particular community of town homes there were two exact models however when originally constructed they gave the buyers the choice, 3 bedrooms or 2 Master suites, other than that the models were exact and based on recent sales the market was dictating that the 2 bedroom models were worth more than the 3 bedroom models as those were actually selling for more logically this did not make sense but that is what the market was saying.
He did say that just months before the 3 bed models were selling for more so it could be just a random occurrence and that it could change over time.
He also explained that in cases like these the focus more on the square footage as to put up or take down a wall is relatively inexpensive however adding square feet to a home could be quite expensive.
Think of it this way what is more valuable a 2 bedroom with 1,500 sq. ft. or a 3 bedroom with 1,200 sq ft. I guess the answer depends on who you talk to but generally the larger the house the more valuable.
Also don't forget to check with your local permit office as adding/removing a wall could require permits and/or in some cases it may be more work than anticipated. Talk to a GC before deciding.

Worst city to live......Medical Care is horrible....its the hurry up and wait system....so they can live the life style.....To many tourist ....snow birds from all over who buy homes and half the year claim Fl as there resident to cheat on their taxes. Back up roads......No drainage for raining season.....No Parking for vehicles in residential neighborhoods except in a driveway which you will be blocked in by contractors....Note this is the Fraud State beware of contractors......I should say please come to cape coral to sell my house so I can get out but that would be leaving someone in the same place.....Oh yea only see police writing tickets and 5 or more to handle traffic accident......lots of crime...break ins of homes and vehicles....goat heads found in waterways......Note Stay away... more

Maudine Ormsby was crowned Queen and viewed her subjects as part of the homecoming parade. According to OSU, however, she did not attend the dance held in her honor.
