Share with that seller that you know exactly what they are looking for in trying to get as much for thier home as possible, while pricing it effectively. You do this constantly with the flips you are doing.
Plus, with the team you have built doing the flips, if any issues arise you are more equiped to resolve anything quickly to satisfy any buyers needs.

I agree. I would continue to collect rent as well. Both tenants were on month to month leases and knew that the mortgage wasn't being paid. I have heard of instances where the lien holder demanded the collected rent to be handed over but in these cases my clients have a true financial hardship. Unfortunately, the client who wasn't collecting rent will have to bring some money to close in order to have his lien holder forgive the deficiency. ... more

I was with another major broker in the Chicago area for over 12 years before joining Baird & Warner....about 2 1/2 years ago.

The reason I joined Baird & Warner was their reputation, internet presence, market presence, training, up-to-date technology and the overall feel of their offices. I believe it was a great business decision for me. I think I am able to offer my sellers/buyers great services when working with me.

I think you should interview several brokerages and make sure they fit with what you are looking for. Ask about training, buyer/seller services, internet marketing, their local market presence, etc.. Talk to agents that work in those offices, as well.
