In short, I hate the new system....for several reasons. The layouts are difficult to read, it would make sense that property info would be grouped accordingly, like it used to be, but now it's all over the place. It's really embarrassing even for us veteran realtors when trying to find simple info on the print out when showing a client properties. When I look at bedroom and bathroom count, I want to see garage info as well (where it used to be), rather than having to look halfway down the page. Or, even worse, tract info/name NEEDS to by up top like it used to be. It's that little "at a glance" stuff that makes all the difference. My husband works in the industry. He spoke to another contractor too and they indicate that a basic good number to start with is $250 to $300 per sq ft to build the addition.

Depending on where in Laguna Niguel, the commute itselt might not be that different. I live in Irvine and commute to one of my listings in Talega for open houses and showings. Takes about 25 minutes without trafiic. Traffic is pretty heavy starting on the 5 near Laguna Niguel, and clears around 9:00 am. Laguna Niguel is a little cooler (temperature wise) then Talega, but you have a nice Ocean view commute when leaving Talega and heading to the freeway. I have lived in all three cities, know them well, let me know if you want to chat about your options.

Since you have an offer in I will assume you are working with a Realtor. That person should be able to get you the property tax information via the OC Tax Assessor's office web site which will also provide you the Mello Roos amounts. There should also be phone numbers for the law offices that handle each Mello Roos assessment so you can call if you have questions about the fees' ability to rise.
For these condos I believe the total tax rate plus Mello Roos is above 1.5%.
Basically Mello Roos varies by builder tract so that is why you received such a wide range in the estimate you were given.
Please consult your Realtor for the information you require. If you are not using a Realtor for your purchase please consult one to make sure you have all the facts you need to make an informed decision.

Have you purchased this condo yet? First of all structural insurance on a conjoined (multi-unit) structure is very difficult if not impossible to find let alone EQ ins. You need to do some homework. Where is this condo located? Is it in a Zone 4 EQ area? When was it built? There's a lot of variables.
But to answer your question I find it highly unlikely that you would be able to find any ligitimate insurance company that would be bold enough to sell you an earthquake insurance policy in a condo complex.... more
I live in Mission Viejo and I'm not worried. I know these things are scary! I have a dear friend who is a nuclear engineer at San Onofre. For one thing, the movement during one of our earthquakes is different from that of Japan, so the intensity would not affect our reactor in the same manner. Also he says that San Onofre is built differently and has a better system of layers.
I don't understand it all...but this is someone I respect and trust. I think the good that nuclear energy provides is worth the risks. Even with the disaster that Japan is dealing with, it appears there will be very little permanent damage...I hope this is in fact the case.
