Hi, her is one facet my agent Gene Wilson presented our MLS Board so far:
1)The spam issue from Matrix is not valid, because since 250 automatic emails are currently allowed with 30,000 realtors. What difference does it make if several hundred realtors have more then 250 automatic emails? Obviously, no diffence.
2. Tempo used to have unlimted automatic emails, and Sandicor (we are members) allows up to 700 clients on their clientgateway, with as many automatic emails per client as you want. Many of my clients have 2-4 searches
3. I have had clients on automatic emails buy a home, and then spam the automatic emails when they no longer wish to receive the emails, instead of opting out, or asking me to delete them. Most people are not IT computer people, and do not know. Obviously, AOL and Yahoo and Gmail and Netzero, etc., would never stop allowing MLS emails.
This is just a small part of what we have been telling them for three weeks or more now we all need to show up next month in April at Board of Directors meeting at Board in OC, I think it is a Wed at 2pm we are paying up the nose and they are taking away from us restraining our trade to a degree .......your thoughts???... more

Escrow would need your earnest money deposit in order to get Hoa docs. Call escrow first and confirm they had your deposit. Ask for a copy of it too. Keep for your records

Wood Canyon Villas in Aliso Viejo. Western National Property Management has many properties that take housing including Laurel Glen in Ladera Ranch (good schools), Villa La Paz and VIllas Aliento in Rancho Santa Margarita. The Irvine Company accepts it at all their properties and they also have bond units with rent more in line with what HUD sec 8 is willing to pay out or what limits they place per area. In Irvine with that company they have tons of properties and so many options. Is this because you need to be near a Ralphs? Villas Aliento is right by RSM Lake and Ralphs-a short walk.
Villa La Paz is also a short walks from RSM Ralphs. I guess in Aliso Viejo Wood Canyon Villas is pretty close but not a walking distance. In San Clemente Mendicino- not sure what the complex is called but it is in Talega area of San Clemente and they are unlike all other places I have listed this is a complex where the entire complex must fall withing income limits in order to live there. Some people prefer not to be in this type of complex or project. Yes, private owners are willing but I would be very careful in this housing climate that if you go with a private owner they are not under forclosure or that the place is not up for sale as you rent it. It is very easy to be put into a bad situation where you just have to move again. But you can also do your homework on the place you are seeking to rent.... more
My husband works in the industry. He spoke to another contractor too and they indicate that a basic good number to start with is $250 to $300 per sq ft to build the addition.

I'm not sure what your local MLS rules are, but I don't see an ethics violation...It sounds like your concern may deal with their having contacted the seller/client directly without going through you. If so, I would suggest contacting them and asking why. It may reveal an issue with your pre-listing method or contact information that you are not otherwise aware of.
I'm guessing that you used a "coming soon" sign in the yard....if so, the interest is to be expected, but is your contact number, QR code or website info listed for inquiries?... more
Although I specialize in the Coastal areas, just helped a client purchase a property in Talega. We did a lot of research, faced with the same question and unknowns as you are. We found that Talega is desirable due to it's "newness" and with a lot of open areas, however, it is considered to be a bit remote with extra fees (Talega charges an addition fee for their development). Although that isn't a consideration for you now, if your thinking of developing roots in the community before you buy, it may be a factor later. It's a commute, but well worth the drive.
Laguna Niguel is older, more established. Many properties are being updated, but is known as a strong community with very good schools. Closer to shopping mall and restaurants.
Depends on what you are looking for, but if it's a shorter commute, go for Laguna Niguel. If it's new, clean, fun, and a lot of potential....thinking Talega.

The government did extend the tax credit for our military personnel who where overseas and could not take advantage of the program but that extension ended just over a year ago. It's not all that bad though since rates are lower now than they were back went the credit was available.
Please ignore most of what Libardo had to say..... you do not need to have your eligibility restored as long as you have enough of your bonus entitlement available.
With VA 30 year fixed rates under 3.5%, now is the time to buy as I don't see rates getting much lower.... more

Karen in the early 80's we purchased a condo in the Cancun Racket Club in SJC. After we first saw the property and showed interest, our agent gave us a brochure on San Onofre. It stated that we where in the first zone to be evacuated in an emergency and alerted us to the monthly practice siren alerts with all exit routes. That was straight forward. I don't know if it was required.
