Going shopping for a Home. It may seem backwards to shop for a mortgage before you shop for the house, but there are several reasons for doing this. Shopping for a mortgage will also help if you can get “pre-approved” for the amount you’d like to borrow. This means the lender has looked over your credit and financial statement and agreed to lend you the money. Sellers like pre-approved buyers because there’s less risk the deal won’t go through. First, you’ll find out how much you can borrow, which has a lot to do with how much house you can buy.
Whether you’re, buying, building or Re-Financing your dream home, you have a lot riding on your decision. Market conditions and mortgage programs change frequently, and I welcome the opportunity to serve your needs with quick and accurate real estate financing advice. I have the expertise and knowledge to help you determine the absolute best loan program to meet your objectives. Consider improving your credit and saving additional money before considering a purchase; most lenders prefer a credit score of 640; see link below for possible helpful information regarding improving credit scores.
I see no cons of paying cash. You own your home outright, no mortgage payment and if you want to move, then you don't have to worry about an upside down mortgage. As far as the benefit of being able to claim your interest on your taxes, if you do the math, you will see that you save more not having a mortgage than you do having a mortgage and claiming the interest.... more
Hello Scott , I suggest renting it out especially if the property is close to the beach. Seasonal Rentals are in high demand in Florida.
May I set up a listing appointment for your? Let me know if I can help in any way.
There are several different types of financing you can obtain.
What area of town are you interested in?
There are some areas in St. Johns county that allow USDA financing with 0% down.
Also, if you qualify for a VA loan, you will have 0%.
FHA financing is 3 1/5%.
There are many other types of financing.

Now is a GREAT time to sell. Inventory is low. Buyers are plentiful. A home priced right is selling very quickly in our area. I'd be happy to tell you more.

I sympathize with your shock Lou. I always try to prepare my clients for anything that has to do with cash out of pocket. Without knowing more about your situation, it's hard to venture what happened. Did you ask your lender about it? What type of financing are you using? Could some of the difference be in your prepaids? The time of month can make a difference in your prepaids since most of those items are pro-rated, and I find some lenders do not do such a good job explaining or preparing customers for prepaids.
Again, I think your lender is going to be the best person to ask about this. If it is possible, perhaps you can arrange your closing nearer to the end of the month to shave off some of the prorated interest?... more
Hello Trulia Jacksonville,
Having a credit score of 740 or more should qualify for the best mortgage rates from most lenders.
You can also buy points to lower your interest rate.
I hope this helps!... more
For what it's worth in my opinion absolutely not. If the seller must be home I would truly advise them to not follow the buyers around and to stay out of the way. Refer any and all questions to the listing agent. Allan... more
If your offer is rejected there may be nothing you can do (if the house was sold to another individual).
There could be a lot you could do. What is the sellers ultimate goal? You could offer more money, adjust the settlement date to the needs of the seller,do they want to sell it furnised?
There are a lot of questions to ask regarding why they are not accepting your offer. Ask and ye shall find the answer (hopefully).
