Lake Owassa pricing has a wide range. There is currently 4 homes for sale listed on Garden State Mulltiple Listing Service. It ranges from $300,000 for a 3 bedroom with lake views, to $340,000 for a 2 bedroom Lake front home, 3 bedroom custom cape cod for $364,900 across the street from lake w/great views and that same property has a lake access lot 1/4 mile down road for an additional $50,000 which grants full lake and boating priveleges (my listing). There is also another 3 bedroom lake front home offered at $649,000.

getting preapproved is obviously the first step, and never too soon to do that. It's also not too soon to get an idea of the neighborhood/areas you prefer. Once you know how much home you can afford, you can then narrow in the area in which you want to purchase. To get final approval from a lender takes about 30-45 days from offer acceptance. There is nothing magical about having to close in that timeframe. Once an offer is accepted, say in May, you can stipulate that you want to close on the home October 1....the benefit is that the seller knows he has a sale, and you have time to prepare for the move....that said, perhaps April or May to begin a serious home search....
