There are some great gated communities in North Tampa and South Pasco County which will give you reasonably quick access to the major interstates/expressways to Brooksville.
In North Tampa check out Grand Hampton, Live Oak and Wellington Manor.
In South Pasco County check out Meadow Pointe, Seven Oaks and Plantation Palms.

This is kind of a hit or miss. If you look too soon and find the right place, you'll have to just wait it out. If you start looking too late and can't find anything you like, you are out of luck. I would recommend looking into the neighborhoods and learning where you would/would not like to live and at least narrow that down soon. Then, maybe mid-August, see how many rentals there are in the area. If there are quite a few, you might want to wait until beginning of September, if not, you would want to start in August. But I probably wouldn't start any earlier than that.... more

Try a rural area. Most planned communities will limit to 2 dogs max--even if an owner wanted to rent to you.
Sad to say but many rental listing agents only share about $100 to a buyer's Realtor so expect to "go it alone" or pay a Realtor from your pocket if you need help finding a place to rent.
If your credit is preventing you from buying (or a recent short sale or bankruptcy), you may want to try with GTE Financial. They will make a "business" decision based on your downpayment, stable job history and buying "below" your means.

You would need to call the FBO's at the airports to ask this question. Often pilots do it but sometimes that are not suppose to. There are not that many airports in Tampa so it should not be hard to call them. Check an airport directory or do a google seach.... more
Two of the best places are on Craigslist.com and Backpage.com, they allow you to post rentals for free and are great choices if you are planning on interviewing applicants and managing the property yourself. Other possible sites can be found by googling "homes for rent tampa fl" or other similar keywords and looking at the site names that come up.

I would recommend that she offer the rental thru a competent realtor. Most realtors do not take rentals because there is no money in them. A realtor that builds relationships will take it. Having a realtor allows it to be put on the MLS so that you get qualified people in to see it, not just anybody that drives by or answers an add. The realtor can check on what has rented in the area so that you are not over or under priced. The realtor can also help you with the sales market and let you know what the market is for your friends type of home. You may not want to sell if you have very little equity in it since homes are down to 2003 prices as of the paper today.
