The problem with 33634 is the "assigned" public schools may not be the best choice. Also some areas of 33634 may be higher crime.
In your price range, you may have to go North into Pasco County tor South East to Riverview/Ruskin to get lower crime, better schools and a nicer quality house. You may be also able to find a more convenient and safe location in certain areas of 33625, and/or 33624. It may be a smaller home for your desired price range if you want a single family home versus a townhouse.

Colombia1, While you are searching for a lender, take time to gather your personal financial information. What items? Gather you tax returns for 2011 and 2012, W2s for 2011 and 2012, your last three months of bank statements (all pages), and the last 30 days of paystubs.
If you have any credit issues that you are aware of, then gather information relating to these matters such as medical collections, etc.
When you are prepared to discuss and provide your financial picture with a lender you will be able to be pre approved quickly.

Dear Florida Citizen, First of all, there is always a deal. The right time to buy is when you are ready. During the past 5 years people have been buying and selling real estate. If you have been in the market looking for the past 5 years, then you have seen a change in the activity and dynamics. Although prices seem to be holding steady, properties in good to excellent condition are going under contract very quickly. What is quickly? Within two weeks or less.
There are a lot of cash buyers in the market, looking and buying. These cash buyers are elbowing buyers requiring financing to the back of the line. Banks are offering properties for sale and their asking prices are not too negotiable. Sometimes the asking price for REO properties is the start, otherwise banks will not consider an offer.
What seems to be a larger issue is locating property that is fee simple or land owned in the areas of palm harbor, clearwater and safety harbor. There are alot of land leased properties on the market. These can not be financed or near impossible.
If you have been looking for 5 years, then you must be a very particular buyer. To secure a property in good condition in today's market you will have to act quickly and be prepared to encounter multiple offers. The other problem with most condo complexes is lenders are not willing to lend without a substantial downpayment--unless it's one of the few "approved" complexes. So your future resale may have to go to an all cash buyer.
Also don't forget the risk of a "special assessment" with a condo association so make sure to review the financial statements and recent board of directors meeting minutes. Also you need to see if there is a lot of deferred maintenance that could end up costing you via large special assessment.

You absolutely need to hire your own attorney to review any lease option or lease with an option scheme.
Unfortunately there are fraudsters that owe more than the property is worth and yet they dupe buyers into signing a lease-option or rent-to-own agreement. Then what can happen is the "buyer" would pay above market rents and also have to make any repairs. After a few months or maybe longer, the bank will foreclose and the seller will then tell you have to allow Realtors in to show for a Short Sale.
For this reason, it's crucial that you have a Real Estate attorney review your contract and also perform a title search to discover all liens (mortgages).

Right now we are experiencing a great shift in the market. While this doesn't mean every listing, the average inventory for areas is about 4.5 months which says we are in a Seller's market. However unless you are priced correctly - buyers are still hesitant to over bid homes. I have seen multiple bids on properties in South Tampa, Westchase, and Carrollwood, however the multiple bids were under the asking price.
