Depending on where you might end up working there are a number of communities which would meet your needs. The primary question is what your price range is since all these areas vary greatly in homes prices. Have you been pre-qualified for a loan amount? Do you need some referrals to lenders? we curently purchased a "franchise" for property managment in Spokane, WA. The only property franchise in this large area. This is the largest franchise available and I do know there is one now in San Diego. RPM, for Real Property Management. We know that sometimes bad things happen to good people, especially in this market of short sales and foreclosures. So we don't just look at credit, we look at work history and how long you have been in the area along with rental history if any. Credit is the huge item we look at but if it is not top notch we dig deeper to see where there is good validation to rent to a person who may not have the best credit. Hope this helps.... more
Great question and one I get from a lot of clients as I specialize in those that are re-locating. What's great about San Diego is that the crime rate for the overall city is pretty low and I suggest you using one of the free websites like this one http://www.neighborhoodscout.com/ca/san-diego/crime/ to help you get acclimated.

I don't think it is worth buying under what you can buy. It is important as you have always heard, location, location, location. A good example of location is Del Mar, an area where it has not been hit that hard in this market of declining home value because of the location. You go east of the beach like Lakeside, San Marcos, Escondido, Ramona and these areas are seeing a big loss in value. Other areas that haven't been hit that hard are Cardiff and Encinitas where homes are located next to the ocean.
I would recommend your first step to be pre-approved for a purchase amount by a lender . Than your next step is to get a real estate agent who will explain the different areas you can afford, and want to live. If by "low income" apartments you mean assisted programs that you may be eligible for given your lower income level, you will want to contact the San Diego Housing Commission. This other link is a break down from the City of San Diego specifying the Housing Commission programs so you can be informed of what's offered as well as contact phone numbers.

There are many, many, many safe areas in Temecula. The very best thing to do is Google "crime statistics in Temecula, CA" and read the information you get. You can then locate the schools that fit the age of your children and put the two pieces of information together.
