Replacement cost are based on many factors. Age of home, architecture style, upgrades inside and out, roof type, how many floors, type of counters, types of sinks, etc. Two homes right next to each other with the same square footage and built by the same builder will still have different replacement costs. We write a lot of insurance policies and we have to use special software to calculate replacement costs.
The generic number by the way is $150. That is never accurate but gives you a VERY rough idea at what you would be looking at for replacement cost. Don't forget, attached garages will increase your replacement cost because they are considered part of the home since it is attached.... more

If you are specifically referring to Trulia, as soon as a property is in pending status, it shows up on this site as "off market." As many others have mentioned before, it is an indication that a property has a contract on it and is no longer being marketed. In many instances, properties are receiving multiple offers within hours of being entered in to the MLS here in Phoenix, so if you are following certain properties, it may not be unusual to see a status change on it the very next day.
If you're working with a realtor, and are serious about making a move on a property that catches your eye, you should make sure you have discussed the type of offer you are willing to make, have your pre-approval letter or proof of funds handy and ask them to put you on a daily email update that sends you real-time new listings straight from ARMLS so that you are prepared to make an offer quickly.

I bought a Fannie in January after I bid on many homes that had been 'flipped' and I was outbid on all of them. I was cash buyer who planned to live in the house. I realized I could not take it any longer and changed my game plan. Fannie gives 15 day window on their properties to live-in buyers and (Homepath if you finance). I found a home the day it came on the market (I was watching daily), put in an offer of all cash at the ask price. It went under contract with only my bid (I was VERY VERY lucky for that), and I managed to talk them down 3% from the ask. I closed and did a 100% renovation ex the roof which had already been replaced recently. I had never done such a thing in my life, and let me assure you renovating a home with multiple contractors, city codes, SRP, and all the other things is beyond stressful, IT IS A FULL TIME JOB. However, when I look at the homes I put offers on and lost in bidding wars, I am now thankful I didn't get any of them. Why? I did my home exactly like I wanted, got a phenomenal neighborhood, invested about 130K CASH in the house (house is paid for), and the best part...a neighboring house I also bid on sold for 101K to a flipper, and recently went under contract with an ask price of 219K. I think its fair to say instead of paying for a flip, renovating a dump and living in it may be the way to go for many of you (You have a 15 day window to buy investors don't have, they have to wait). If you are a buyer, I seriously recommend you consider this option, because as I learned (I was not a first time homebuyer) the market is FAR more competitive then you think. Instead of paying for the flip, do it yourself, take the headache for a few months, and then sit back and soak up the equity baby! I know for fact I have at least 50K in profit on this house...and I know I would get multiple offers if I listed it, they were offering to buy it during the renovations. I must add, my real estate agent, WHO I FOUND HERE ON TRULIA, was a rabid bulldog--best ever!...that helped too! Good luck buyers... more

I have been living, working, and investing in the East Valley area for many years. Living here in Phoenix for 20+ years, I know the ins and outs of the market. I have an excellent group of professionals that I work with during the purchase process. I have several home inspectors, termite inspectors, AC specialists, and general contractors that have done great work for my clients during the inspection period. A good home inspector will be very thorough in discovering the condition of the home. It is common for a home inspector to find items that the seller of the home wasn't aware of. A very common item that home inspectors find is cracked roof tiles. Homeowners don't scramble around on their roofs very often and the home inspector often finds this as an item. The Seller's Property Disclosure document is provided by the seller to the buyer during the inspection process. The seller is obligated to disclose what they know about the home. As much as homeowners know about their home, there are typically items inspectors find that the don't know about.
