Coming from the Realtor experience, as well as buying and selling twelve homes and two rental properties over the years, I believe a key aspect is the ability to listen to the buyers expressed wants. As well as o ask questions to identify the potentially unstated needs, and then presenting options that fit those needs.
Of course, it is a learning experience for both the buyer and agent. So visiting potential homes, and discussing likes and dislikes in addition to watching for those nonverbal clues makes it easier to assist the buyer.
It 's not just about the math (price, number of bedrooms, value) it's also about the emotional connection. A key question for me is " how does this house feel" to you. It has to "fit" you, in addition to meeting your financial needs.... more

However-- on investment property you could owe Capital gains tax. You can push any tax liability to a future date by doing a 1031 like-kind exchange.
If you do a 1031 exchange a(like-kind exchange). That is when you sell one property, you must identify the property you are going to buy as a replacement within 45 days. Then you must close on the new property within 180 days after you close on the old. Be sure to chech with your accountant or tax advisor for current changes in tax law The deadlines are not changeable.

First off, Omaha sprawls as a city as it has concentric shopping centers where residential areas bloom from. Honestly as an Omaha native and homeowner, I would recommend looking at established recreational areas and spots on the edge of Douglas county for best appreciation value. The Omaha Public School system has very inconvenient school times, ineffiecient policies that penalize responsible homeowners and reward only the poorest of families with programs.
I think you should look at:
-District 66 (Westside) school residential areas
-Plattsmouth and Beaver Lake (south of Omaha on Hwy 75 about 20 miles)
-West Omaha (streets higher than 144)
-Midtown has a few pockets (near Aksarben and St. Thomas Moore)
-Chalco Hills/Lake Wehrspahn recreation area
-Ashland (West of Omaha on I-80 about 15 miles)
-Raven Oaks (near Lake Cunningham)
**stay away from Notheast Omaha...that is the armpit of the area, lots of gang activity, and african american underpriveledged, hardly any support from the city council...very run down area (North and east of 13th and Cass). Want to know the worst area? that's at 20th and Lake Street...stay away!!!... more
Where I am, that's easy. Not sure about your MLS.
On our system, you can search for cash sales, or sales without mortgages. That's not perfect, but it will help identify a lot of purchasers who are buying for cash. Many of them will be investors.
Another way is to look at recent home sales and then screen to include only absentee (non-resident) owners. Most people who buy and then aren't living in the property are investors.
Also, get involved with your local real estate investment club(s). Here's a link to some in Nebraska: http://www.creonline.com/ne.html I see two listed for Omaha. You'll find plenty of investors there.
Sometimes you can flush some out by using Craigslist. You'll get a lot of flakes, but investors do peruse Craigslist. Identify a property or two that would be good for investors. Then put it in Craigslist. Don't get all fancy with the listing. Text and a few photos actually will get more attention, since many investors avoid listed properties.
There are lots of other ways, too. But that should be enough to get you started.

Ask for a copy of the lease beforehand so you have time to read it over. All leases I have seen are very clear and easy to understand. If you are paying utility bills, it would be a good idea to get the previous year's bills.... more

All of them! Get yourself a good loan officer and they will be able to tell you your closing costs. If you are working with a realtor, ask them for a good one to call. Personal reference is always the best. As you can see, you can talk to people and get 3 different answers, but the truth is, realtors arent the experts when it comes to closing costs. The type of loan will dictate how much help you can ask from the seller. Discuss the different loan options with your loan officer so when you go to make an offer, you'll know how much help you'll need. It will also allow you to have a pre approval letter which is vital for true negotiating power.... more
How much upfront costs there can be which can include appraisals, down payment, inspections etc. The amount of time it can take to find the right home. Being beat out on a deal. There may be a couple of more, but those things come to mind first.

You need an answer from someone familiar with MO law. See if the State Bar Assn or the Kansas City Bar Assn has a list of attys who will help you pro bono (without payment). The answer is yes. Sometimes sellers will list their property for sale and also for rent at the same time. Call your agent or the agent who has listed the property for sale to find out. It never hurts to ask....

THank you Elizabeth for posting on here. I am a CPT In the US Army and I might be relocating to Omaha not sure 100% yet and your post has help me alot. But the gentleman or lady listed as best answer really got my hackles up by saying that the military area is full of not educated personnel. I just want to say this is not completely true. Every officer in the military has atleast a bachelors degree if not a masters. Also Most of my soldiers in my first platoon had tech degrees, bachelors, associates, masters, and all of them had atleast a GED or high school education. So on a whole most military areas have a higher education rate then other areas. Now just like any group you have your not so bright individuals. And on the posters other note about us being gun toting kinda weirdos. I am proud to say I am one. If I move into an area I would rather be in a community with like minded individuals that are armed because if your house were to get broken into and you were to ask me for help and so on I would be able to respond easily. Also god help the individual that comes into my home against my wishes.
