The mailboxes are part of the common areas. As a condo owner, you are only responsible for what you can see in your apt. However, you are asking about replacement, not repair. That would be a board or managing agent decision on whether replacement is in order. They would have to replace them all uniformly.

Unfortanately no real estate agent can discuss that...... i always tell buyers that they should walk through a neighborhood they are interested in, talk to the people that live there. Visit a neighborhood store or small restaurant and speak with th epeople that work there, you will get a first hand answer that you may love or hate, but you will get a good guage... good luck with your move... more

Yes Joe H., I agree with you. I think the best position for the buyer is going to be to purchase the listing and then utilize the info that Joe R. dug up after becoming a shareholder. That way she is almost assured of getting a spot asap. You have all been wonderful, and I would love to hear more input as well. This is like a brain teaser that requires multiple players to solve. You didn't give enough specifics to answer this question effectively. Generally speaking FiDi (Financial District) is pretty dead after working hours. Stone Street (conveniently near Goldman Sachs HQ) has a nice young party vibe, but aside from that, you will likely find yourself going out at night away from FiDi. You didn't mention the lifestyle you want, income limitations, max commute times, amenities you expect, etc and without this an answer is difficult. FiDi buildings are long on amenities, but before you consider buying one of these- seriously consider if you will use most of the fancy stuff- the majority of people don't use them and it seriously adds to the bottom line. Does the cost of gas times 2 cover the difference in price of rent?
Do you hate where you are now?
Do you have kids trying to find a better school system?
Financially the answer is simple. cost of getting to work compared to rental cost difference. Lifestyle, priceless. That is where you make a personal decision. Personally, I am a saver. I have more money saved because I made the cheap decisions instead of the nice ones. What you do is up to you.... more
Manhattan might be difficult:
1) Are you ready for very cold weather?
2) Onset dementia issues typical of those in their 80s can be very worrying in an area like Manhattan
3) Public transportation, such as NYC subways are not very accommodating for those over 60
In general, there is risk in such a decision. Much needs to be done before Manhattan becomes accommodating to any but the young, and it's best to visit and understand these surroundings before declaring yourself such a pioneer.... more
Wow Yvonne - so many answers - your head must be spinning!!
Take a deep breath, and make a list of what you are looking for.
First of all, decide whether you want "the city" or the suburbs. Then decide what kind of commute you or your husband are willing to consider. Those are 2 main decisions you need to make.
Once you have those answers, seek out a Realtor in the various areas that meet your criteria. If you decide on living in Manhattan, then you will need to narrow the section down - same goes with suburbia. You have options outside of NY - for example, CT or NJ offer beautiful towns, great school systems and easy commutes to the city. I cover an area that is only 17 miles from Manhattan......there is a mid-town direct train that takes under 30 min. Long Island and CT also offer similar commutes.
This must seem like a confusing and overwhelming decision. That's why finding several local area Realtors can help you narrow down your choices.
Are you working with a corporation who has a relocation division? If not, try calling a large company like mine (Prudential) for example, who can help place you with Realtors in all the places I , and other agents, have mentioned. I have done a lot of work with tranfereees over the years, so I am sensitive to their needs, and try my best to give a complete and realistic overview of the area.
Obviously, your price range will play a big part in helping you decide. There is too much that goes into this decision making process - too much to be answered here. Obviously, agents will be cheerleading for their areas.....you need to decide what works best for you and your family.
