We had a similar situation in Syracuse where everything was signed and accepted, on the 3rd day they decided to cancel offer due to someone else coming in with a higher offer and they wanted us to submit another higher offer by the next day. We were using a buyers agent who was excellant. I felt the sellers agent was very unethical, not knowledgable and pulled stall tactics from day one. I am sure as in your case a complaint to MSL , Also may want to check with NYS real estate licensing. Unfortunately it may be legal but is unethical. Hello C. Well, you now know where to start. Get with a mortgage consultant. You say you have limited financial options but, what else is limited? In any discussion about purchasing property, you should be critically honest with yourself. Your financial situation tells me you'll be looking for a loan to make the purchase. Underwriters are being very cautious and any blip on your credit will cause problems. Your credit score should be around 740 for the best rate. since you mention an apartment, that means a Coop and they will require, most likely, a 20% downpayment.

Review your co-op documentation, any rules should be spelled out in the documents; for any necessary legal advice consult with an attorney who specializes in real estate.
All square footage is not equal there are many variables to consider when pricing a Manhattan apartment. However, if you want to calculate the price per square foot based on an asking price you divide the square footage into the asking price.
For example if a 700 square foot 1 bedromm is listed for $675,000. (675,000 divided by 700 = $965.)The price per square foot is $965.
Pricing a Manhattan apartment is as much an art as it is a science. When buying or selling in Manhattan a local experienced broker can offer seasoned insight and expertise.

Many Boards also are also not keen on investors and have rules as to how long you can rent the unit. For instance, our former Board was you can rent it for two years once you have lived in it for three. I think they would have less problem with you buying it with or for your daughter. It is in their best interest to have you responsible...best of luck.... more
Destroy them. Make sure the home inspectors does a good job not some half0assed one. That is why he is getting paid. Identify all areas where the terminates are found. Then get is treated and fixed asap. You gotta spend money to make money.

Coops tend not to be as good as condos. Coop come with restrictions but lower prices. Condos generally tend to be without as many restrictions but there are always exceptions to the rules such as Condops. Higher downpayment will get you the best loans if you can afford it.
