What you really need to do is drive around each of these communities at different times of the day and see if you would like to be a part of what's happening there... Depending upon what stage of your life you are at, you might want to see the children playing around, people walking their dogs and the commuters returning home walking / by car and so on... Don't forget to visit during weekends too!

You may be thinking of insurance that is paid as part of your mortgage payment. Mortgage companies may set up an escrow account that you pay as part of your mortgage payment and they forward the insurance money to the insurance company. It is still your insurance policy even though the mortgage company sends the check.
Sometimes when homeowners let thier policies lapse the mortgage company will get a policy that is called "forced place insurance". Those polices are obtained by the mortgage company to protect thier interest in the house but you still pay for it. They will increase your mortgage payments to offset the cost. Remember, forced place insurance only protects the banks interest even if you are the one paying for it. It is always better and almost always less expensive to shop around and purchase your own policy. You get way better coverage for a lot less.

It's a 10-15 minute walk to the train from Sherbrooke Estates, depending on how deep in the neighborhood you live. The walk is safe, there are sidewalks, and places to cross the main road.

I personally would not do business with anyone under those circumstances. Escrow is there for a reason. Check with your attorney for the legality. I would stay clear of this.
I would not hire a builder that denied me access. It is fair for a builder to limit access due to insurance and flow of construction but to deny is unacceptable.
A non-binding deposit for pre construction enables the builder to obtain financing to proceed with the project and is perfectly acceptable but you could also request that YOUR attorney hold the deposit rather than the builder.... more
