Hello ArtDog :-) Here is you answer, long story short you have to pass the MA part of the test with all requirements (school, apprenticeship, etc waived)
From the first day of licensure in the other state we will waive all educational and apprenticeship requirements and allow the candidate to take the entire
Massachusetts examination at their level of licensure in the other state. The license in the other state must be current at the time the waiver is issued. A
Candidate handbook that includes an education waiver will be sent upon receipt of a CERTIFIED RECORD OF LICENSE HISTORY from the appropriate state and a
written request for an educational waiver. Waivers are valid for two years . Certified Records are valid for 90 days and must be valid at the issuance of the
waiver.

Banks in the 2nd position seem to differ on what they will accept on a short sale. I think that it would even vary based on the negotiator. Regardless of the amount owed I've had some take a flat amount like $1,000-5,000 and others want 10% of the balance owed on the lien.
If your calculation is correct I would think that they would take the $16k but they will probably ask for more just to see if they can squeeze more out of the sale. If they can't come to an agreement and the property goes into foreclosure the 2nd lien will probably end up with nothing so I doubt they would reject it but you never know.

When you say professionally managed, do you mean a full service luxury building or a property that is managed by a management company? Also, do you plan on walking, taking the T or driving? with 2 cats and a 16 lb dog and looking also for outside space you will need a Realtor checking those
terms out, every building is different, some allow no cats, some allow only cats no dogs and all have a
# limit, only 2 pets? So be very careful and work with a Realtor to assist you and make the search for the right place for you easier.

I hope you donโt find one, I have never known a โbuyerโ to succeed using this method. Please donโt put up a lot of money on the front end. A lease purchase is probably not what you expect. Every single person (tenant/buyer) I have spoken to that has done one of these in the last couple of years have lost money, one guy lost $50,000 another lady $25,000 and the list goes on and on. When it comes time to purchase, a mortgage underwriter will not acknowledge most of the transactions I have seen, meaning the lender will interpret the deal . Rent to own is probably not what you expect. See the link below.

I don't think it would be considered contaminated. A failed system is typically functioning but may be too small, a cess pool, too close to the well source, or in need of a pipe or tank repair. I would suggest speaking to a septic repair company. I would also say that time and money is neede to repair a system and if this is bank owned you may want to avoid the home unless you are buying the house with cash.... more
Absolutely, Sarah is right; go to Police Department and or Fire Department and ask them about the neighborhood. Go and talk to the local vendors and even the local schools may be of some help.
