Why would you attempt to negotiate this yourself when lenders will pay for the services of a Realtor & Attorney that specialize in short sales? I have personally negotiated short sales for over 6 years and use several attorneys that understand how to close short sales. Every short sale is different depending on the situation of the client, bank, and final investor involved in the deal. I simply don't know enough about your situation to give an opinion and cannot offer legal advice.

Any competent inspector should have sample reports available for you to review. Compare the reports and see which you think is the most thorough and most professional. Look on Yelp and/or Angies list for reviews from other home buyers who have worked with the various inspectors in the area. DO NOT go strictly by the advice of your real estate agent even if they recommend us. Do your homework and you'll find that there are a number of very good inspectors in our area. Best of luck!... more

A Homeowners policy is based on the current condition of the home and the owner of the home. If the new owner has a history of claims, that can follow you to your next home. The fact that a bank owned the home will not effect your new insurance policy when you buy the home but the current condition of the home may effect which company will insure the property, the coverages they will offer, and how much they will charge. Homes with repair issues like an old roof, missing or damaged siding, and water damage inside the home are some issues you can encounter with a ban kowned property. They are properties that are sold as is. The damage could be from the previous owner who obviously was not financially able to maintain the home or the bank may not maintain the home since they are in the business of home lending and not property management.
Depending on the condition of the home you may have to get insured with a speciality homeowners insurance company until you can repair the home at which point you can pursue a more traditional policy which will usually have a lower rate with better coverages.

I am not sure where your question comes from?
The Sellers listing agent will create a market evaluation (CMA) for the Seller at the time of the listing to determine what the home could be listed for, and then they usually build in some negotiations which will automatically happen when a buyer places an offer....
The listing agent for the seller also should keep the seller informed about changes in the market, i.e.
new houses have sold, new one came on the market and he is competing with those and a price reduction may become necessary to be competitive. Then also it depends on the situation of the
seller, have they put a lot into the home after purchase, are they in a hurry or do they have time to
sell...
For the Buyer's agent it is now and the last few months, comparing the property the buyer wants to buy to what very recently similar in style size and age and upgrade has sold, and that will be the
bottom line the i.e. the average sale price the buyer will try to negotiate with the seller, but of course the seller can counter and at one point the two parties will come to an agreement or not...
So hopefully this explains that there is a slight difference in what happens at the listing at the time of the listing and what happens with the buyer and the buyers agent when the buyer wants to make an offer....
More questions come back and keep on asking, we are here to help.

Oh my I wish I could just simply say YES or NO, but first of all as REaltors we are limited to what to say about an area or neighborhood as it could be perceived as steering in or out of an area and that is
against the law....
So here is my advice to you and I do understand your concern, believe me I do.
drive through the neighborhood at different times of the week and build your own opinion and then
stop by the local police dept, they will gladly give you good information.
And no matter where to young girls live, the best advice, no matter what area, be careful, keep your eyes open at all times, this general advice cannot hurt.
Hope I helped with this a little, sorry I cannot give better advice.

It sounds that you are a home buyer in Lemont.....Am I correct?
Not sure why you want to know what the favorite style of home is, for WHOM?! It is such a personal taste and it is different for everybody.
Some like older homes, some newer homes, some contemporary and some traditional.....
Well the majority of buyers, so I think depending on areas of search are looking for a 2 story home,
or similar, like split levels, tri levels, some upstairs and downstairs, stairs make a home exciting and different.
Then there are those who are really in love with a ranch and a huge basement, sprawling ranches
could be gorgeous --- and then we have the curb appeal and the age of homes.... so many choices and so many different tastes...
If you can share the reason for asking, I will be able to give you a better and more specific answer.
Take care

Main costs are mortgage and interest (if not purchased cash) plus tax and association fees. Than you have to add repair costs, move in fees, stickers if any. In addition, you might have to calculate advertising and vacancy time if you cannot rent out.
Not all associations allow rentals, or rentals at first.

Depends if what you mean by light entails the sun shining directly into your face.
Have you ever noticed the miracle of nature, that you can be facing away from the sun, maybe east, or west, or north by northeast, and it's still bright?
