Today most lenders want the money wired from your bank to title company before the closing.....
At the very least they will require a cashiers check issued by your bank, so the money needed needs
to be in your account before the date of closing on your new home.
Therefore sell first then buy, or at the very least work with an experienced Realtor and real estate attorney to have the right terms in your new contract to protect yourself if for any reason the sale on your home does not close.
REMEMBER A HOME IS NOT CLOSED UNTIL MONEY AND KEYS CHANGE OWNERS AT THE CLOSING TABLE UNTIL THEN ANYTHING CAN HAPPEN....

The guidelines protect you more than they do the lender, do not let a lender approve your loan application unless they can prove to you that you are overqualified. How much over? Depends on how safe you want to be, if you were betting your life how much would you want the odds stacked in your favor? Getting a mortgage if you just barely meet the minimum thresholds is like betting your financial life. Would also suggest you look in 77095 just south of Hwy 290. Roughly 20 homes in this area, good schools and great communities such as Copperfield, Heathstone and Riata Ranch. We would need to know a bit more information such as do you have pets? Does anyone smoke?
