On the “Search thru MLS Data” on my homepage you will find instructions on how to access the different searching options including local REALTOR® MLS data to “search like an agent.” Once you set up a profile on these links, you can save your search and you will automatically be notified when new listings or price changes become available which meet your criteria. It is important that you give yourself at least 15 minutes to sign in and complete an entire search prior to leaving the system in order to set up the program properly. Your search will then be saved and you will be able to change your criteria anytime in the future. I recommend scrolling down the criteria choices and putting a “don’t want” in the short sale box. You want to get a good idea of what is available, don’t base your decision to buy on a short sale.

There is a menu item on the left side of my homepage at http://www.floridabuyerbroker.com, scroll down to "Chinese Drywall." please read my introduction on to top of the Chinese Drywall page. At the bottom of the page you will find several government links to help the consumer determine whether a home has signs of Chinese Drywall. This is not a subject to be taken lightly, replacing the toxic drywall has not been proven to solve the problem. It has been a suggest recourse from the government because they don't have an answer or the funds to deal with this catastropic issue. I have been in homes that date back to 2000 which have used toxic Chinese Drywall. The reason the EPA and other sites say 2003, is because that is as far back as the site allows you to put in a date to report the problem! Many investors/contractors have purchased the homes built with toxic Chinese Drywall and removed the toxic Chinese Dryall, which makes it more difficult to determine if a home had the substance removed. Permitting checks would be prudent for any house which represents that it was started, stopped, built or renovated between 2000 and 2010. There were contractors who continued to use it even after it was discovered to be a problem. Proper permits should show if the toxic drywall was replaced in a home. Some agents won't know they are listing a home that is a Chinese Drywall flip if the owner does not disclose this them at the time of listing. I have enough experience with toxic Chinese Drywall to be able to help my buyers determine prior to making an offer if a home is likely to have toxic Chinese Drywall.
