So want did you do? What happened and where are you within the Short Sale process?
The $1,000 good faith deposit was going to happen, it shows you have interest in the property and gives the homeowner some form of verification that you are a true buyer. Since there is actually no accepted offer there is no reason for you to tie up any further money and I hope you did not.
Did you speak to the Realtor or Attorney involved and make sure that you are not going to be charged for any service if the bank does not accept your offer?

Hi. It really depends, newer properties tend to be higher than say an older multi family or single family home. Can be anywhere from 6k - 15k depending on when it was assessed. It has to do with the city's budget.
If you're buying new construction then I would recommend you contact Weehawken's tax assessors office directly and have him calculate it for you.
If it's an existing property I can look up for you what the properties taxes currently are. Contrary to belief, the property taxes are not adjusted with each new purchase price/transaction.

Hello JJ. I have seen some homes that do rent out individual rooms however to be safe, as the other agent said, you should contact the city of weehawken rental board and ask. If you9;re living in the house and decide to rent out rooms as roommates then that's a different story and is completely at your discretion.
Just be careful and make sure that the tenants are all on signed leases and that you have security deposits. Also Weehawken is a tight knit community so if you do rent out individual rooms to a large, remember some neighbors can be nosy.

Sales office will often tell you a lot of unit are not available because it's sold. Don't believe it, it's a sales strategy, they are trying to limit you within a certain choices and push you buying. As far as I know, my recent client bought a duplex there for a little over 600k with no view. Town houses resales are a little over 1mil, great view. Why bother to buy the new construction?? You have to decorate from the scratch, not mention the higher preperty tax on new homes!!... more
Hi Kimchee, you may already have your agent identified, but I would suggest that you be open minded to agents that are newer to the business - not brand new, and not part timers - agents that have built a book of business over the last difficult years most likely possess great skills. Also, look for a comfort with, and commitment to online tools, plus I'd add analytic muscle.

Hi Jab if you want a copy of the Weehawken's rent control laws you can get it from Clerk's Office. It costs about $15 for a copy. I don't remember the exact address but they're on Park right above the Lincoln tunnel. You can call the clerk at 201-319-6022. If you call them make sure to mention how many units are in the house.

Don't wait until you have a signed contract..........look into an attorney now, so you will be prepared when the time comes.
The 3 day attorney review period clock starts clicking as soon as the contracts are full signed and returned to the parties. It doesn't start when you find an attorney.............so you'd be wise to have one lined up, ready to use.
Be aware that the first thing the attorney will do is send a letter cancelling the contract (some buyers get nervous when they read that letter)...they must cancel it in order to reinstate it with the changes they want to make..This is all part of the normal process, so don't let the verbiage worry you.
If you are wokring with a Realtor,, they should be able to give you a few names of local real estate attorneys.
As Jeanne mentioned, generally, the closing takes place at the buyer's attorney's office, so it would be good for you to use someone local, or at least somewhere in the general area.

Hi Kenny, have to agree with Anna on this one - this is precisely how an agent can assist you - find yourself a good local agent to work with and then let them do their job. You do not have to work so hard pulling together comps - this is a great questions to present to any agent you are considering - do you know the comps, can/will you share them, are you comfortable with the analytics - and watch for the proof of their know how. A good agent will add great value - no need to work so hard Kenny.
Focus on budget, get preapproved, and then enjoy the search. Let your agent do the heavy lifting with comps, pricing analysis, market analysis etc.
Good luck to you Kenny - it is a super time to be looking and buying if you ask me. The interest rate and tax credit advantage are so terrific and will not last forever.

The suggestion that a big bank can get 100 percent financing just because they are big, compared to a broker, is a little misleading. I work for the biggest bank in the country -- Bank of America Home Loans -- and I have also worked on the broker side for many years and 100 percent financing except for VA and Rural Housing (which you are not getting in Weehawken) is a pipe dream. these days Better to look at the alternatives with FHA financing, which allows 100 percent gift -- much easier and more reliable for most people and if the deal is put together wisely, everyone will be happy at the closing. I've had brokers suggest community grants and all sorts of theoretically possible (but in reality not) scenarios only to find frustrated buyers and commissions down the drain while they wasted a lot of time.
