I have lived in Rumson for over thirty years. It is a very well run town. The mayor and council do an excellent job in running the town. The schools are also excellent. Both of our children went to great schools and had an excellent education. I have not lived in Fair Haven so I cannot tell you the differences there but I can discuss the housing differences. Fair Haven has more medium priced homes than Rumson. The Rumson landscape is changing since many builders are buying up the land and putting new homes on the properties. It has created a deficiency in homes under a million in Rumson. Fair Haven is a great community to live in. The schools are also excellent. I think one if the differences is the taxes with Fair Haven's taxes being about 25% higher than Rumson. If you have any further questions, feel free to give me a call. Happy to help.... more

Anything can be removed IF it's part of teh listing agreement. When taking the listing, MAKE SURE your agent lists what you'd like to exclude. Depending on the town's certificate of occupancy, as long as you have smoke detectors, carbon monoxide sensors and a fire extinguisher, you're good to go. Now if there's a mortgage company involved, specifically FHA, gotta have that stove.

Anywhere from $10- $20k. Utilities have to be shut off at the street by the BUYER. The size of the home impacts the cost of demo and hauling away. You will need permits and approval from the town, so be sure to build that into your timeline.

We work with Coldwell Banker in Middletown. The training is amazing, and at no cost to you. The training is in Edison NJ, but they try to make it as convienent as possible for everyone. There are Coldwell Banker's in rumson, Middletown and Holmdel which would be most local for you. Firstly, let me say I think it is a great idea to get as much information about the area of which you are looking. I always advise thinking ahead for re-sale purposes, even though we may think we are going to live in a house forever - we rarely do. In fact our needs in a home change at least every 7 years. Ridge is of course one of the three main roads running through Rumson and has some wonderful homes on large pieces of property. There are three roads running the length of Rumson - River, Ridge and Rumson. As Rumson is at the tip of the peninsula those roads tend to be less traveled than at the top. A main road in Rumson is a quiet thoroughfare in other towns, as it is a leafy quiet suburb!
In my opinion, there is no reason that Ridge has a lessor value than other parts of Rumson, and I don't see a trend that way. In fact the most Southerly tip of Ridge Rd has some of the finest homes in town. Unlike other commodities, real estate is also driven, not just by demand, but by seller motivation, and each property has a unique homeowner with their own motivation, which will impact value.
If you have a spefic question I am happy to get you more information, but I know of no reason not to buy on Ridge Rd! Hope that helps..

You should consult an independent attorney to verify that a deed restrictions does not exist which would preclude you from selling, mortgaging or leasing the property. However, if none exist, you can do anything you please with your share of the home. You can sell, mortgage or lease your share without the concent of the siblings if no restrictions exist. Unfortunately, the siblings will probably recover if they sue you because you do have an obligation to maintain your share of expenses. To try to keep things civil, you might think about asking the sisters if they would like to use your husband's "time" in exchange for your contribution to the rehab/upkeep costs. Make sure you keep records of what that time was worth if the family eventually sells the home so that proper accounting can be made. Another unfortunate side effect of your husband's ownership is that it will detrimentally affect your ability to receive financial assistance for the college kids. Perhaps your sisters-in-law will see things in a different light if you explain this to them. It is unimaginable that they want to see their neices/nephews affected as I'm sure it was not your parent's intention when they willed you the house. Hope you resolve your issues.... more
