I've just check the public record in Philadelphia County which does not list the age of a house (improvement) since any building (improvement) can be built at any time the age either comes from the owner or is an approximation made by a human being based on the buildings around it. Since you are a For sale by owner just how old is your building and how did you come up with that age? Please keep in mind that Frankford was not always part of the City of Philadelphia it at one time was a Borough in the County of Philadelphia. So just how old is Frankford? Mr FSBO before you point any fingers you should check out your facts.

As far as the location, there are some great bakeries, delis, sandwhich shops in the immediate surrounding blocks. It is very convenient to the Broad Street Subway. Close to Broad Street Shopping, East Passyunk Avenue Shopping & Dining. Parking at night can be tough. You can go around searching for a spot for a while and may have to park a block or two away sometimes.

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

The closing costs that are mandatory (that you will be charged regardless of which lender you use) are 1) Transfer tax within the County of Philadelphia of 2%--1.5% to the City, .5% to the State; 2) Deed and mortgage recording fees; 3) Title insurance (if you have a mortgage) and title related charged like closing protection letter, endorsements, notary fees, express mail charges, e-doc fees.; 4) escrows (make sure when you're comparing estimates that they're including the same amount of months.)
Lenders usually will give you estimates of taxes and homeowners insurance. Since these are only estimates unless you have a specific property in mind and you've obtained a quote for insurance, make sure not to include these numbers when you're comparing quotes.
The types of fees that will change from lender to lender are basically the rest of the fees. Your real estate agent should be able to review these quote with you line by line if you still have confusion.... more
