I personally would not do business with anyone under those circumstances. Escrow is there for a reason. Check with your attorney for the legality. I would stay clear of this.
I would not hire a builder that denied me access. It is fair for a builder to limit access due to insurance and flow of construction but to deny is unacceptable.
A non-binding deposit for pre construction enables the builder to obtain financing to proceed with the project and is perfectly acceptable but you could also request that YOUR attorney hold the deposit rather than the builder.... more

It is not a question of quantity it is about quality.
Ask for Referrals from someone only after you made a meaningful connection. Make sure to create a personal connection first. Make sure to provide excellent service, then ask. Make sure to be friendly, confident, knowledgeable, then ask. It is important to render professionalism so they trust you. Once they trust you, once you provided them with great service they will remember you and then they will preach and spread your name.
This is the only time you should hand out a business card to seal the deal. Do great work, ask for the referral, then hand the business card. Also try getting facebook and linkedin connections as well.
Also make sure to provide referrals for other people too. Again this is a two way street. If you meet a mortgage broker that is great send them a referral and ask them to send you a referral.

The lease can be written with any agreement made between the landlord and the tenant.Usually the gas is switched over to the tenant's name. Sal, Ship bottom does have congestion in certain spots. It is wider than other parts of the island too. If you are on the bay side you have to walk across a few busy streets and more blocks to the ocean than other parts of the island. I think if you found a property you like on a block that you like then don't worry about the name of the town. One million dollars is a great amount of money, even if it does not feel like that on LBI. I am sure you can find a dream home with that budget.
I would suggest you stand or park in front of the house now that it is getting busier. This weekend is a holiday and if the weather is nice LBI will get crowded. See if you are comfortable with the house.
LBI is getting hot again. I have one buyer there and two coming in from California wed and thurs. We made a very good offer on a house about two weeks ago and we went into a bidding war and lost to a full cash buyer. My suggestions is if you find something you like don't hesitate to make the offer.
