While I am not a real estate agent/broker my guess is they are using Microsoft Outlook and syncing that their phones. In the office, I use Outlook to manage my daily schedule whether it is meeting new clients to sign loan disclosures or having lunch with a realtor. Luckily we use Microsoft exchange and I am able to sync my Outlook calendar with my awesome myTouch 4g Android phone.

Having had worked for apple for 5 years, I would say the Iphone however doug is right take a look at the new android its a great device i fiddled with a friends and its pretty impressive. Mitchell is right the new camera is amazing on the iphone the video is pretty much HD. Another alternative is to keep what ever phone you have now and go for an ipad if you want the same functionality of the iphone but on a larger device. I have one and have to say i cant live with out my ipad.

Some of the larger agencies maintain databases of their own pulling all recent sales from the public record and entering it into their listings so an agent at those firms that do has the information online and readily accesable. Halstead and Brown Harris have this for sure, we call it Value Exchange. I would not doubt that our two main competitors do it as well but I am not certain. It takes quite an investment to cull the information and enter it, but we do it. We have data all the way back to 1984 though it is more complete in the past decade... more

Use a lawyer. This is not a standard sublease. Subtenants must also be responsible to abide the terms of your proprietary lease-- that requires special language in the rider. Also, you need co-op approval to sublet and a lawyer will help you with that too (some co-ops don't even allow it).
