We have moved out of state but cannot sell the home in the state we moved from. We can do nothing without the

You are in the same position that a lot of people are in at the moment. You can talk to your bank at their loan mitigation dept. Some, will work with you, some, unless you are behind in your payments will not. Some will look at all your finances and will not forgive the loan if you have other assets, others will, so you need to talk to them. If the home is in St Louis, and you are looking at a short sale, call Louis Campbell at 314-229-2929 and he can help you get it sold, he's very good with short sales, typically he talks to your bank for you, so you don't have to.

Do your research on short sales and you could consider speaking with your bank about listing the home as a short sale.

Susann, I hope to hear things have shifted in the right direction for you. You are not alone. I do believe that if you have the right contact persons at the bank you will move forward with the transaction in a timely manor. I would strongly suggest that you hire a real estate professional with extensive experience in short sales. Your realtor will expedite the process on your behalf.

Have you consider leasing the property therefore offsets any negative cash flow perhaps offer lease purchase option. Work with bank determine what options are made available

Ask your Realtor to do a market analysis. Lower the price to the lowest amount and see what happens. You may want to consider a "short sale" however there will probably be credit ramifications involved.
