Hi Chris,

I can see why you like this. It's a larger new(er) construction house with no previous owners. Most of the units in this complex are still in the developer's name, so I'd offer less to start. The HOA fees are low enough, but be sure the common areas are important enough to you if you're going to help pay the maintenance fees for the long term.

It all depends on the comps. What has your agent shown you? You need to know the absorption rate in the immediate area. You should ask whether it is trending lower or higher. You should also inquire as to how many other units are for sale in the community. You should know if investors are flipping in that complex. You should know whether most of the inventory is distressed. You should find out whether closing costs are typical for the immediate comps. Find out how many comps are pending and what the variance in price is from the recent sales. You need to find out the motivation of the seller. You need to have all this information and then you will know if you are offering the right price. But really this is what a good agent would be doing for you.

This is a question you need to ask your Realtor. They can run comparable sales in the area and help you structure and negotiate your offer.

It's actually a detached condo. Why not go for a SFR and save on HOA fees?
