hi, I'm looking for investment property to be able to rent out (up to $100k). which areas are more desirable?

can pay all cash, I live in NY and travel to Miami on occasion.

Yoni, there are lots of good places to buy an investment property here. The question is which areas will get you the best return on investment and which have the most potential. You also need to examine your level of risk tolerance. Are you willing to rent to section 8? How much time are you willing to carry a unit for renovation? Give me a call and I'd be happy to share my thoughts on many different areas of Miami.

You may be able to find something around Dadeland, Kendal and Cutler Bay , these areas are easy to rent.

Lots of great areas are investment worthy. Actually, the highest returns are found in "changing" ~ "transitional" and/or "borderline" neighborhoods. I suggest investing on or near the Intracoastal Waterway or Atlantic Ocean.

Desirability depends on the perspective of the investor or tenant. Some prefer to be near the beach, others like to be "down-town" while some find remote isolation to be the most desirable.

Miami is a BIG City; from South Dade, Kendall, Overtown, Downtown, South Beach, Aventura, Bal Harbour-Surfside, Coral Gables, Coconut Grove, etc.

IMHO, 100K will NOT buy a "desirable" property - not even a studio. Yes, there are many properties from $25,000+ But, is that what you want?

Have you looked over on the west coast of FL? South West Florida is not only affordable, but is home to the 5 best area to retire to (Punta Gorda). The homes here are very well priced for investors and are on the water. Instead of wasting money on just one or two properties in Miami why not purchase three or four on the water (gulf access) or on one of the many desirable beaches we have like Siesta Keys (rated best beach in the US)?

Cutler bay is a great place to buy an investment to rent. I have one available for sale is a Townhome 3/3 that you could easily rent it for $1300 per month. The bank is selling it for 92k. Great deal!
