What is the best neighborhood to purchase an investment property in SF?

Are there areas or neighborhoods that are particular good for investment properties? Are there areas where a cap rate of 8% is possible?

Investment properties are scattered throughout the city in all neighborhoods. Your price range will determine where you can buy. Once you have narrowed down your choices then you can do a more thorough study of other factors such as transportation, markets, nearness to BART, rail or other requirements. Basically, the city is very well connected with many modes of transport available. Driving may be less economical than taking a street car or muni for example. For rentals, this might be ion your list of major criteria to consider.
What else are you looking for? More upscale neighborhood will generate more rent and perhaps more stable tenants. But costs will also be higher such as HOA or community fees, parking, garage rental etc.
Find out which neighborhoods have desirable properties with low turnover of tenants.............and if there is a property for sale there then go for it.............or someone else will. After all it's San Francisco we are talking about.
