Yes there has been ongoing litigation... The Promenade was built as prefabricated units and has had ongoing litigation. I am only aware of 2 or 3 units which have closed over the past few years with lenders and a mortgage being obtained. Bulls ferry has litigation against the original developer and their subcontractors. The association did not let them out of their 10 year builders warranty/punch list. I am unaware of any litigation pending in Jacobs Ferry as I think it may only affect Bulls Ferry. Please note that this is all information which has been told to me and I can not say with 100% certainty that is is 100% factual. However, I would always recommend asking the Realtor whom you are working with to do their due diligence and contact the association, management company etc... Also, your attorney should do the same... I hope this is helpful to you in the meantime. The 1st home I bought was a 2-family in Hackensack & it was an absolute home run...Scratch that, GRAND SLAM!!! It was the foundation for a hell of a run in real estate. If you';re talking about being an owner/occupant, I think it's a great move. Having someone else pay a good % of the monthly costs while you live there & the property appreciates AND while rates are low & rents are rising?! It's a NO-BRAINER!

Let me know if you need an agent. I do cover condos in both of these towns. If you have kids and want to send them to public schools, edgewater is where you want to be. Edgewater also enjoys lower taxes. West new York is a much better location in terms of commute into manhattan making it the choice for commuters.

Edgewater and West New York both offer great commutes to New York. Edgewater has had dramatic changes along River Road and offers some lovely newer condos and developments, many with great amenities. These buildings offer fabulous views of the New York skyline and the river. Edgewater also offers great shopping including a Whole Foods, Trader Joes, book and clothing stores, restaurants and entertainments possilbilities including a multiplex movie theatre, golfing range, tennis club and more! The added benefit of children attending Leonia High School is a real plus. Both areas are good choices. I guess, in my opinion, Edgewater has a few added benefits. I'd be happy to help you with both areas. You have exciting choices!
