you dont NEED one, but with access to the mls and the details about each listing, it would only benefit you... also, nowadays even if the listing states that your responsible for the commission, do not settle, the landlord is usually willing to pay all or half of the commission, so make sure you hire a realtor who knows how to put these requests in the most professional way possible, saving you money upfront. good luck.... more

I am an investor as well as a Broker. I have section 8 tenants. The way it works is section 8 will pay a specific amount for the unit. The tenant normally has some out of pocket to pay in addition to the amount that section 8 will cover each month (they are normally employed if not welfare normally picks up the balance)The amount that the tenant is allowed to pay out of pocket is determined by section 8. You can contact section 8 by phone and they will let you know what's the maximum that they will allow for a 4 bedroom. The normal proceedure is that the tenant has you fill out paperwork and they are told by section 8 if the amount is approved. Hope that is helpful. Contact me if you have additional questions.

Townhouses in Cliffside Park have sold for various prices. On average a new Townhouse may start at $400K while an older one might start at low $300K. it's newer, convenient, you have city place, the movie theater, etc
one thing i don't like is the fact that there's no assigned parking..(yes there are plenty of spaces but on weekends,...your friends might find it difficult)
maintenance seems a bit high in that there's no assigned parking, pool(compared to some of the other condos in edgewater)
i beiieve taxes on some of the units have been reassessed and are very low(the ones being offered by the building) on the other units, you would ask the town to have it reassessed.

Actually, with 125 units at the Cliffhouse and 7 currently on the market for sale, that really isn't terrible for this market environment. The Cliffhouse is a terrific complex and extremely well located for proximity to Manhattan and shopping. At 125 units it's not overwhelming in size and is a fully gated community. I really don't think that it's overly impacted by the market.
There are some condominium complexes that are having a very hard time due to high maintenance fees. Being much higher than what is expected will definitely have a negative impact on value. Higher or lower taxes than what you'd expect will also have a corresponding effect on value.
Actually, the Cliffhouse is not too high in either it's maintenance fees or in it's taxes for a complex of that size, If you are talking about something quite large, such as Independence Harbor in Edgewater, then the maintenance fees and taxes are often lower as there are more units to share the cost. However, for a small complex I've always considered Cliffhouse to be relatively fair. For the smaller size and more personalized service, you will always have a slightly higher cost.... more
