Jefferson St, Macon St, Halsey street usually have block associations with homeowners who take pride in their homes. You are going to need a few things ready to go for your application process before you can start searching.
- budget
- moving time frame (2-3 weeks).
- last 2 years of tax returns
- last 2 pay stubs
- last 2 bank statements
- *letter of employment
- *letter of recommendation from previous landlord
Some landlords are going to need first month plus security. Others will require first month, last month, plus security. Security will equal one month's rent. Please keep in mind that these requirements are for "normal" circumstances. In other words, assuming that your credit is good, that is what they normally ask of a prospective tenant. If the credit isn't where it needs to be, then a cosigner will need to be produced as an additional requirement.
You are going to need to know if your able to pay a brokers fee too. The reason being is that sometimes you MIGHT be able to find a better "broker fee" apartment.
Also, you need to sharpen your pencil and calculate whether or not your $1250-1300 budget includes utilities or not. You might need to make adjustments accordingly.

No! For every 100 square feet you need 10 square feet of window. Its probably not legal, so find somewhere else to live. Its a fire hazard, and you need some lanes of egress in case of any emergency. Basements are normally used for storage, laundry, or recreational space. If its being used as an apartment, or living space, it needs to be up to code. Check on the Dept of Buildings website.... more
determine where you wish to live and approch a landlord and explain the program and see if they would be willing to apply for the FEPS program and become their tenant. The application process for the landlord can be from 2 - 6 weeks, depending of the speed of the landlord. The process can be quicker depending if you help in process. 1st step is to contact a mortgage professional. Rule of thumb is 25% of your income should go to your rent or mortgage payment. You will have seriously buy down your purchase in this market as well in order to make sense of the investment. if you by a condo or coop make sure you can also afford the maintenance.

Unfortunately nobody has a crystal ball to determine what will happen with property values in the future. People can formulate opinions, but in the end there is no guarantee. With regards to the Bushwick area, before the market started going down there was significant refortification happening there and lots of potential for future value growth. Now prices are very low in the area which makes it very affordable for most buyers. On the negative side, there is also a high level of short sale and foreclosure activity in the area which will make it hard to determine which way property values will go over the next 3 to 5 years.
In my opinion, if you are planning to stay for more than 5 years you should be in good shape.
With regard to the occupancy rate, with two family homes in the area it is quite high, I would dare to say that 97% of the apartments in two family homes are occupied, excluding foreclosed and/or vacant properties.
