The only people who can tell you how fast or slow a loan is closed is the Underwriter of the loan and the Underwriter won't be able to answer that question until all the documents are presented to him or her.
It doesn't matter if it's BOA or WF or Chase. It all comes down to what the buyer stated on the application, what the documents support and how well the package is stacked when sent to the Underwriter. The package that has the best explanations what's going on, the better chance there is of not having any hiccups.
A person with an 800 credit score with 30% down can jam up an Underwriter's day if the tax return's schedule A shows an income loss that wasn't mentioned on the application. It may be that the buyer has an investment property with positive cash flow but only reported it on 1 year tax return. Of course, there's also the issue of the appraisal being done incorrectly and the appraisal management company takes days to correct an error on the appraisal.
If the loan has Mortgage Insurance (MI), some banks allow the MI company to do the underwriting which speeds things up. So, it's not always a slam dunk when there's no MI.
I would never use a Loan Officer that says they can close a loan fast unless that Loan Officer is holding the bag of money.
The only company I've ever dealt with that closed loans on time based on the contract date, was Guaranty Mortgage Services based in Buford, GA. I sent them a few deals. They actually closed a loan before the appraisal was done. They funded the loan and closed it. After closing, they received the appraisal and cleared the rest of the deficiencies. Years ago, everyone had that ability but those companies went out of business. I believe Guaranty is still in business. Ask for Sandie Tate. 770-614-7425.... more
