“The most important thing a buyer can do is first of all work with a buyer broker.” As stated by AARP and the Consumer Federation of America from REALTOR® News.
My suggestion is to get a buyer broker working for you who will find you a better property and commit quality time to helping you. There could be "procuring cause" issues if you continue to view properties with an agent you are not happy with now, you will be miserable later. Let the buyer broker decide if a property is worth persuing and how that should ethically be handled if you have already seen the property or if they can get you a better property, what you have seen is a non-issue.

Typically there is no extra/hidden or additional cost for you to obtain “exclusive” buyer broker services in your real estate transaction. Check with the brokerage firm to see if they require a commitment in writing or a retainer fee. Neither of these are necessary to find someone willing to represent you as a buyer agent or broker, just be sure you dis-qualify their office listings as anything that would be of interest to you, so there is no conflict of interest if they are a listing agent. You won’t want them changing of sides or status with regards to your originally obtaining “single agent” representation from the agent or broker. It is illegal in Florida for an agent to work as a Dual Agent representing both seller and buyer at the same time. Some States may still allow this, but it is not the best relationship for a buyer, because the agent is caught between the two sides. In Florida they call agents/brokers who work on both side of the transaction “Transaction Brokers” and they have very little liability in the transaction. A “Single Agent” buyer broker represents the buyer and has much more liability in the transaction if errors are made of the part of that agent or brokerage firm.

Why in God's name would you want to lease purchase an attached home in SSprings. And I don't ask that for theatrics - I ask that seriously.
The area continues to be hammered by REO inventory and dropping values, there's nothing on the horizon that shows any positive movement in that segment. Why would you lock up a price now, toss a non-refundable deposit away and walk into something that will smack you financially?
Stop looking, start calling eitehr a credit company or mortgage guy to find out how to get in a position to buy instead of LP. And before you buy - the same concerns about the market exist. Save yourself money, rent until you get things squared away and then consider your options.
LP are a total sucker bet at best - locking in a price now and buying a year or two out...for attached omes...in a declining market....? Come on now!

What is your criteria? I live near the area and there is a high crime rate and vandalism surrounding. The local police department can provide statistics.. The house is also over developed for the neighborhood, its surrounded by older homes. It would be a great investment since rentals are a hot ticket right now and its close to the airport. Hello David, I would call the Attorney who's handeling the foreclosure and make sure they are aware of the chapter 13 filing and ensure they have removed the property from the upcoming foreclosure list. Make sure you get the name and extension of the person you speak with, because these people have tons of files and will answer your questions in a general fashion instead of individually. Ask them to pull your file and verify that they have received the bankruptcy filing and have removed the property from the list.. Many people find out all to late that their property was never removed.

My father recently moved into this area, the Historic West End, and my wife and I recently visited. The street he lives on (near the middle school) is quiet and peaceful during the day and during the evening. We love it.! We would live there. There are other streets that aren't as tranquil.
The best way to answer your question is, it depends on the street and what you're comfortable with. There are some excellent deals in the West End which would likely also be the areas that would be generally considered safest. And these would be your best investments.
So find what you feel like is the BEST street in the West End and buy the lowest price house needing the least expensive renovations and you've got yourself a deal.
As with most neighborhoods in large cities, it's always a good idea to practice general safety precautions. Lock your doors, keep valuables from being overly exposed, get to know your neighbors and look out for each other. If you're worried about your neighbors that's a good indication you may not want to buy the house right next to them. Just be practical of course.... more
