In terms of possible appreciation, you will do better with a bigger property. In terms of rental potential, you will make more with several smaller properties. Also, a bigger property with a $3,000 or higher rental will sit on the market a whole lot longer than a property with a $1,000 per month asking rental. So, those are the pluses and minuses. The reality of the situation right now is that the market is up 21% in Las Vegas over last year. There aren't too many low priced homes any more. Most everything is $175,000 and higher. You can get a condo for a low price, but with condos you have a high maintenance fee of $150-$225 or more depending on the condo complex. This becomes expensive if you have to pay that fee each month as well as the utilities for the condo until it is rented. You are, of course, better off with a home. Some homes only have HOA fees of $15-$45 per month.
If you are looking for both rental income and possible appreciation, I would say to go with a more expensive property. I have listings in many price ranges.
