In addition though few Buyers or Sellers realize it, but in order to call oneself a "Realtor" an agent must agree to conduct their business by the National Association of Realtors Code of Ethics. Few if any one knows horse properties in the Silicon Valley, South County, Santa Cruz, Hollister, Aromas area as well as I do. From affordable ranches, to properties with direct trail access, to Equine Estates... I'm the Realtor other Realtors turn to, to find out what's on the market that might be a fit for their client's specific needs or even their own personal needs.

GETTING HOMES SOLD IN LESS THAN 60 DAYs at MARKET PRICE

Time after time, Sellers have hired us after one or two prior Realtors failed to get their property sold and we’ve got the job done AND at the highest possible price. Why? We generate a minimum of 500 viewings of the property’s Virtual Tour per week for as many weeks as it takes, in some cases over 3000 viewings per week! We convert a good percentage of those viewings to tours? And tours generate offers. How do we generate so many viewings? Tours? and offers? We do things other Realtors just don’t think of, let alone execute. Some clues? We market some properties from San Diego to Sacramento with direct email to 30,000+ Realtors and have had as high as a 10% open & click through rate. We also have found highly effective ways to market directly to Buyers therefore at least 35% of our Virtual Tour hits come from Buyer directed marketing efforts. We spend an average of 25hrs per listing perfecting the photos, the words & phrases to describe the property, the sequence of images in the Virtual Tour. We take time to identify the “sizzle” of every property we list and then sell it with the goal being giving the Buyer reasons to say “yes, I want to go see it”, rather than “no, take it off the list of suspects”. We laughingly say unlike 95% of other Realtors you will VERY seldom see a bathroom shot in our virtual tours! We have systems in place that we know few if any other Realtors use to assure that EVERY lead, every inquiry on a property is captured and it’s disposition, status & feedback available to us & our client. We syndicate our listings to well over 30+ websites. We go the extra mile on sites like Realtor.com, Trulia & Zillow to make sure that not just the listing information that passes through to those sites automatically from the MLS is displayed, but to enhance the property’s visibility and image with every extra feature those sites offer that require hands on work be done by our team. We use specialty websites for properties when needed like Bay Area Equestrian (Horse Properties), Vinesmart (Wineries & Vineyards), and others. And more... and more.... Essentially we’ve sold “unsellable” properties from S. CA to Napa because we bring exceptional marketing skills, tools & experience to our clients.
