Current Cumming real estate data and home price trends are now posted as part of the Atlanta Real Estate Data – 4th Qtr ’11 Review. In addition, Cumming real estate prices updated weekly are available as well. Looking at current home price trends in Cumming we see:
• Year to year increase in homes sold east of 400 of 13.0%; west of 400 of -1.3%
• 4th Qtr ’11 distressed sales comprised 30.6% east of 400 and 27.1% west of 400
• Year to year % change in median price east of 400 was -2.5%; west of 400 was -6.3%
Current data shows a clear distinction on either side of 400. This is a look by FMLS section; we can drill down further still which is required in this case. The strongest Cumming market seems to be east of 400. There are likely several reasons for this; the main ones being area desirability, good schools, economic stability and shrinking inventory. The low mortgage rates have obviously helped as well.
Whether or not Cumming as a whole has turned the corner remains to be seen but there appears to be a bit more stability east of 400 than west.
